Dear Mr. Patel:
This letter will serve as a Trip Generation Statement for the development of 34
townhomes to be located in the general area of Hypoluxo Road and Congress Avenue in
central Palm Beach County, Florida, The office of Tinter Associates, Inc. has been
retained to analyze the need for a right turn lane into the project that will serve only the
proposed 34 dwelling units,
In order to estimate the potential trip generation activity from the proposed site, Palm
Beach County provides trip generation rates in conjunction with the Institute of
Transportation Engineers (ITEl Trip Generation manual, 7th Edition. In accordance with
the TPS Ordinance, only peak hour trip generation is considered. For informational
purposes, AM peak hour and daily trip generation activity is also shown. As noted from
Table 1, the proposed project is expected to generate 25 PM peak hour trips of which 17
will be inbound and 8 will be outbound.
The Palm Beach County Land Development Desian Standards Manual mandates the
inclusion of a right turn lane when there is at least 75 right turns inbound during the peak
hour. Of course this is not the case and as such a right turn lane is not warranted.

We have met with the architect or his representative representing the
property known as Meadows on the Green. The architect and his
representative have reviewed the site plan submission for the 34 unit
town homes to be built as part of Meadows on the Green. The site
plan submittal package that was reviewed is what has been
submitted to the City's Planning and Zoning Board for site approval.
We, as the Master Homeowners Association Board and constituting a
majority, find the project as submitted to the City meets the standards
that have been set by our homeowners association and the
homeowners association supports the approval of this project by the
City's Planning and Zoning Board and the City Commission.

Here is the initial list of fundamental questions the 300 POA needs answered. I
would need an official response from an officer or professional engaged by the
developer.
What is the correct name of the developer. What type of entity is it. Who are the
principals. Is the developer doing or has done any projects in the area.
Is the developer of the townhouses the owner/devloper of the apartment
buildings or an affiliate.
At what stage are the conversions of the apartment buildings. Hwo many condos
are the apartments split into. When will the Declaration(s) be filed and the condos
created. We do a fair amount of developer work so the answers can be refined.
Are all the apartments going to be converted to condos.
Please get me a copy of the drawings for the townhouse community. This would
consist of site plan showing the footprint of each building and a drawing of each
unit. This can be faxed to me (fax 561-999-9958) or mailed or expressed to me at
Levine and Burr, Attorneys, 2500 N. Military Trail, Suite 490, Boca Raton, FL
33431.
Is the lake being reconfigured or altered?
Is any common area of the 300 POA being altered in any way,
What is the square footage of each type of unit and how many of each.
Will there be any garages
Who is the attorney for the developer in connection with the townhouses and the
conversions. Can I speak with that attorney if I feel the need?
What type of association will there be for the 34 units -- an HOA or a condo
association

Will the devloper be asking for any easements across 300 POA common area.
I presume the covenants for the 34 unit association will recite that the
commmunity is subject to the covenants of the 300 POA -- am I correct in that
assumption. Will we get a chance to verify the above point prior to recordation of
the covenants for the 34 units?
The 34 townhouses seem to be bigger (1600 sq feet) than the apartment units in
Club Meadows. The apartment units pay a lesser amount of assessments given
their smaller size,
Is the developer intending to add any more townhouses, condo units, or
apartment buildings to land in the Meadows?
It is appropriate for the townhouse units to pay an assessment amount greater
than the apartment units, given the larger size of the townhouse units. This would
be commensurate with other types of units in Meadows which are similar in size,
The example given was the Windemere section of the Meadows. Would that be
acceptable to the developer?
My big concern is that the 300 POA Declaration contains a specific formula for
allocating assessments based on the type of unit. The language references
specific numbers of certain type of units. If there is going to be units added in the
Club Meadows Section, there may need to be an amendment of the 300 POA
Declaration clarifying the assessment obligation of the new townhouses. I do not
want a dispute to develop later between the association for the townhouses or an
owner and the 300 POA regarding what the proper assessment obligation should
be.
Please have the developer answer the above initial questions in writing and get
me a copy of the site plan/drawings. E-mail or fax is acceptable. We will get you
the letter signed by the directors. The letter will contain the stipulations
addressing some of the above concerns.
