The owner is asking if since the issues are with areas outside the Stein Mart store, can we submit that part (SteinMart) for permit? If you remember, we are planning to submit this in two phases, Steinmart first then the rest of the center. The following comments are being forwarded to you for your review and response: 1. You indicate in your response to earlier staff comments, that individual tenants will make their own submittals for any sign permits. We intend to continue the same color scheme (red) and sign style currently present at the center. Should the center owner wish to develop a different sign program for the center, then that should be submitted for our review with this minor site plan modification. Individual tenants will not be allowed to vary from the approved scheme. 2. You indicate in your response letter that the submitted renderings depict the continuing (wrapping around) of the fayade treatments around the north side of the center, back to the TJ Maxx occupancy and around the south side of the center, behind Pier 1. We did not find such renderings. Please provide each of these elevations, as they are very visible from the street, and require similar treatment. 3. We had suggested your choice of paint colors be one more shade different, to heighten the contrast between them. No response was noted in your letter. 4. You indicate in your response letter that the landscaping will be reviewed at a later date. Could you provide us with an approximate timeframe? The site landscaping has fallen out of code and will require addressing. 5. The following items from your letter: low hanging power line, roof drainage, fire stopping and sign anchorage, although not part of the Planning & Zoning Division review of this minor site plan modification, will all need to be addressed when you submit your permit drawings to the Building Department, as previously noted by the Building Official. ~ . Most of the existing signage is red and Stein Mart has agreed to be red to match. 2. Re: Fa<;ade wrap around: We have attached revised architectural elevation SC-1 to show the intent of both the shopping center face and side toward Congress Ave. face.. The renderings that were on the board submitted showed the two story portion at the north (one corner only), plus TJ Max, SteinMart and Pier 1, which we note above as being changed. The three faces of the two story end will be similar to the rendering, and the existing shops between the larger stores will be similar to the west face of Pier 1 (facing Congress). 3. Re: paint colors: We have revised the darker of the two eifs colors to an even darker shade. Rendering of TJ Max with new color samples is enclosed. 4. Re: Landscaping: The owner will be doing this work and has advised us that this portion of the work will be addressed in the course of this project, and by 09.01.05. 5. Dear Mr. Breese, We are submitting to Boynton Beach, herewith documents for remodeling the fac;:ade of the Oakwood Square shopping center for zoning review. Enclosed is a check in the amount of $100 as fee for this submittal, along with copies of the proposed elevations, renderings, color samples and spec information on the finishes. When we met on January 28, 2005, there were a few items that were brought up by your office for consideration. We will try to address all of them here, along with an explanation on how we handled them: . Who will control the design on the owners' side? Edens and Avant are the owners of the property. Phillips Partnership is representing them in this submittal, and this will be the controlling design. . Uniform sign color: While we can make efforts to maintain a uniform color in the signage, the individual stores will make their own submittals to the City for approvals. . Incorporation of design elements from SteinMart and TJ Max, including wrapping the rear of the building: Please see the accompanying renderings and elevations, which indicate that we have included the elements of the SteinMart and TJ Max design into the Pier 1 design. Pier 1 does not have the height of the others, but follows similar architectural design. . Uniform awning design: We studied the elements of the two awnings shown, and the predominant one is the more simple box design. This flows better with the architectural intent of this project. Traffic flow study: At this time, Edens & Avant is not planning a new traffic study Low-hanging power line at the rear of the building: This was brought up by Don Johnson. At this point, redoing the electrical service entrance is not included in the scope of work. Roof drainage consideration with the new modifications: This was another comment by Mr. Johnson. We are reviewing the roof drainage calculations to be sure we have no problems. Fire stopping in the new canopy: Mr. Johnson also asked about this, and we are reviewing required fire stopping with the Fire Marshal. . Anchorage details for signage: A uniform means of anchorage will be incorporated into the final construction documents. . Incorporation of a diamond shape element in the front EIFS at the grid crosshairs: Our designers have studied the merits of this, and it was felt that this would not work well with the design intent we are trying to put forth. We are trying to keep the fac;ade clean and adding these, especially if they were to be back lighted, would push the construction budget.
