Modifications to Site, Elevations and Landscape Plans (as depicted on the attached plans) i Please be informed that the proposed changes on the revised date stamped 6/9/04 are "minor" as defined within the Development Regulations, Chapter 4 Si te Plan Review. project may continue to be processed by the Building Division permit application, subject to the following conditions: plan Land This as a 1. A letter of approval from Palm Beach County Traffic Engineering Division regarding extension of the build-out date to 2005 is required. 2. Increase the tree count along Boynton Beach Blvd. and also Winchester in lieu of the missing landscape islands every 10 parking spaces. 3. The monument sign at the corner is required to be 10 feet from any property line and additional landscaping should be provided to further enhance that corner. 4. The monument signs should indicate the name and address of the shopping center at the top, above any tenant names. 5. The building signage should be limited to two letter sizes, one style font and one color, other than nationally recognized tenants. This should be depicted on revised permit plans. 6. Indicate plant material to be utilized in landscape beds along the covered walkway. 7. Provide two reduced copies of the colored rendering that include manufacturer's name, number and color name and that depict where they are applied to the building. Additionally, provide the actual color chips. . Page 2 July 7, 2004 8. Indicate by note that the site dumpster enclosure shall be constructed in accordance with City Standard Drawing G-4. The minimum dumpster pad size is 10 ft. x 10 ft. (inside dimension including gates.) (LDR, Chapter 7.5, Article II, Section 5.J. and Article III, section 9.A.9.a.). 9. Adjust canopy tree locations adjacent to the dumpster enclosure to ensure no vertical conflict. 10. The fire lane signage and markings shall Chapter 23, Article II, Sections B. & M. "Fire Lane" words shall be placed along staggered. 11. Please note that changes or revisions to these plans may generate additional comments. Acceptance of these plans during the TRC process does not ensure that additional comments may not be generated by the Commission and at permit review. 12.Revise the note on the Landscape Plan to state that within the sight triangles there shall be an unobstructed cross- visibility at a level between 2.5' and 8' above the pavement. 13.Full drainage plans, including drainage calculations, in accordance with the LDR, Chapter 6, Article IV, Section 5 will be required at the time of permitting. 14.Paving, Drainage and site details will not be reviewed for construction acceptability at this time. All engineering construction details shall be in accordance with the applicable City of Boynton Beach Standard Drawings and the "Engineering Design Handbook and Construction Standards" and will be reviewed at the time of construction permit application. 15.Please provide a timeline that clearly illustrates when water and sewer services will be required to serve the proposed project. Your starting date for the timeline should be the date of City Commission approval. Also provide milestone dates for permit application, the start of construction, and the setting of the first water meter. This timeline will be used to determine the adequacy of water and wastewater treatment capacity for your project upon the project I s completion, so please be as accurate as possible. 16.A building permit for this project shall not be issued until this Department has approved the plans for the water and/or sewer improvements required to service this proj ect, in accordance with the CODE, Section 26-15. 17.palm Beach County Health Department permits will be required for the water system serving this project (CODE, Section 26- 12) . 18.Fire flow calculations will be required demonstrating the City Code requirement of 1,500 g.p.m. with 20 p.s.i. residual pressure as stated in the LDR, Chapter 6, Article IV, Sect ion 16, or the requirement imposed by insurance underwriters, whichever is greater (CODE, Section 26-16(b)). 19.A reservation fee has been paid and is valid until January 2005. 20.Staff recommends removing the fire hydrant at the southeast corner of the building. It serves no purpose. 22.Relocate the double detector check valve on the northwest corner to a location adjacent to the building. 23.Utility construction details will not be reviewed for construction acceptability at this time. All utility construction details shall be in accordance with the Utilities Department's "Utilities Engineering Design Handbook and Construction Standards" manual (including any updates) i they will be reviewed at the time of construction permit application. 24. The site plan is still subject to all of the original Conditions of Approval. Please be advised that the proposed changes may require a modification to the building permit.
