Dear Mr. Breese,
I am in receipt of your request for changes in our planned fencing of my property at
810 N. Federal Highway and I agree with your plan to use decorative material and
design for my fence and gate. I will not allow (per your request) any parking outside
the fenced area and asphalt patching will be provided in the area for relocated parking
spaces.
Thank you for your help with this matter.
Sincerely,

Re: 810 North Federal Highway
MMSP 06-044
Dear Ms. Kallai-Hargrove:
In response to your request received July 18, 2006 for the administrative review and approval of the
modifications proposed to the above-referenced approved site plan, depicting the following:
· A fence, with 20-foot wide rolling gate, to be installed approximately 20-feet east of Federal Hwy
from the building comer north to the north property line.
Please be informed that the proposed changes on the revised plan date stamped 7/18/06 are "minor" as defined
within the Land Development Regulations, Chapter 4 - Site Plan Review. This project may continue to be
processed by the Building Division as a permit application, subject to the following conditions:
1. A decorative material and design for the fence and gate shall be used rather than chain lin1e
2. No parking will be allowed outside the fenced area. These parking spaces may be moved inside the
fence, adjacent to the east side of the building assuming that space dimensions and aisles meet
minimum design requirements.
3. Asphalt patching and possibly an overlay of the lot will be needed to provide an area for the relocated
parking spaces.
As an alternative, consider improving the 20-foot alley west ofthe subject property to allow access through a
gate in the rear.
Please contact me at (561) 742-6260 if you have additional questions.
Sincerely,
~cJ0.

Minor Site Plan Modification - 1 st Review
Fencing of Parking Lot
File No. MMSP 06-045
Thank you for the opportunity to comment on the above request to fence the parking area on the above
property located at 810 N. Federal Hwy. The owner (Lisa Kallai-Hargrove) is proposing to fence their
parking area to try and address issues with loitering and theft they have experienced.
The plan submitted indicates a fence, with rolling gate, to be installed approximately 20-ft. east of
Federal Hwy and would run from the building corner north to the north property line. The gate is
indicated to be 20-ft. wide. As configured, two or three parking spaces would be left outside (west of) the
proposed fence and gate.
Public Works and Engineering staff would support this request with the following conditions:
. Insufficient space is available for vehicles using the spaces that would be located outside of the fence
and gate to safely back out and exit the site, being constrained by the fence on the east and Federal
Hwy on the west. Thus, no parking will be allowed outside the fenced area. These parking spaces
may be moved inside the fence, adjacent to the east side of the building.
. It appears that, at a minimum, asphalt patching and possibly an overlay of the lot will be needed to
provide an area for the relocated parking spaces.
As an alternative, the owner may wish to consider improving the 20-ft. alley west of the subject property
to allow access through a gate in the rear.
Please feel free to call me if you have questions or need additional information regarding this minor
modification review. I can be reached at ext. 6982.
