Dear Mr. Breeze:
Pursuant to our previous meeting with Lorrinda Logan, PE of the Engineering Division, and our subsequent
receipt of engineering approval, attached please find (4), revised entranceway plans for subject project. The
revised plans attached reflect a guard gate and rejection turn around capability as discussed with the
Engineering Division.
Also attached are the associated paving, grading and drainage plans, pavement marking and signage plans
and the associated landscape plan revisions for the entranceway change.
Please provide this office with (1), one set of approved plans so that we may incorporate them into the
construction plans for the project.

Dear Mr. Breeze:
In response to your January 27, 2006 letter of approval for our "minor" site plan modifications for subject
project, the following responses and additional information is provided:
I. We have proposed Residents and Visitor lane signs at the entrance. See Pavement Marking and
Signage Plans.
2. Plans indicate the Resident and Visitor Lanes which will also be stamped on the pavement.
3. We have shortened the back-out Tee for Building # l's end unit and have Widened the U turn
movement to provide a distance of 34.5 feet to the face of curb for all rejected vehicles. This is
sufficient for small trucks as well as passenger vehicles. To accommodate the widened U-turn area
we had to remove the sidewalk from the North side of the entrance and we added a cross-walk at
the entrance intersection to the South side sidewalk for pedestrian and handicap access to the
public sidewalk on NE 4th Street.
4. Standard MUCTD signage has been provided. See revised PMS plans
5. Utility Easements and proposed Utility lines have been added
6. Revised landscape plans will be submitted by the Landscape Architect, Jim Socash of JFS design,
under separate cover.
7. Security code for public works will be issued prior to permit issuance for the new gates.
8. We will submit revised paving, grading and drainage plans to the engineering division upon site
plan modification approval.
9. All engineering and site plans will reflect the changes to the entranceway.
10. Understood.
Attached please find (2), two sets of the revised site plan, and pavement marking and signage plan which
have incorporated your comments. If you have any additional comments or concerns, please feel free to

Dear Mr. Bloom:
The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being forwarded to you for your review and response:
1. Identify on the plans the "Resident Only" and "Visitor" lanes.
2. Provide and show on the plans signing indicating resident and visitor lanes.
3. Insufficient width has been provided at the gate to allow vehicles or trucks to execute a
smooth u-turn movement. Please correct.
4. Non-standard signing is proposed at the northbound ingress lane ("Yield to Right Lane".)
All signing shall be in accordance with the MUTCD.
5. All utility easements and utility lines shall be shown on the site plan so that we may
determine if there is any conflict between the proposed gate and appurtenant structures and
mainline utilities and easements.
A Provide revised landscape plans reflecting the modifications to the entrance, ensuring that
plant species and quantities are retained from the original approval. Any substitutions must
be deemed comparable by staff.
7. Provide a security code for Public Works to be able to access the site for dumpster pickup.
Coordinate with Public Works by contacting the Solid Waste Division at 561-742-6200.
8. Paving, Drainage and Site details will not be reviewed for construction acceptability at this
time. All engineering construction details shall be in accordance with the applicable City of
Boynton Beach Standard Drawings and the "Engineering Design Handbook and
Construction Standards" and will be reviewed at the time of construction permit
application.
9. All comments requiring changes and/or corrections to the plans shall be reflected on all
appropriate sheets.
10. Please note that changes or revisions to these plans may generate additional comments.
