Minor Site Plan Modification - 2nd Review
The Preserve - Entry Gates
File No. MMSP 06-002
A second review was performed on the above referenced minor modification based on 1 st review
comments sent out January 27,2006. Revisions were made by the engineer-of-record, and received via
e-mail on March 22, 2006. Following are the disposition of my original comments:
1. Provide a security code for Public Works to be able to access the site for dumpster pickup.
Coordinate with Public Works by contacting the Solid Waste Division at 561-742-6200. This item
shall be addressed prior to issuance of the CO for this work.
2. Identify on the plans the "Resident Only" and "Visitor" lanes. This item has been addressed.
3. Provide and show on the plans signing indicating resident and visitor lanes. This item has been
addressed.
4. Insufficient width has been provided at the gate to allow vehicles or trucks to execute a smooth u-turn
movement. This item has been addressed.
5. Non-standard signing is proposed at the northbound ingress lane ("Yield to Right Lane".) All signing
shall be in accordance with the MUTCD. This item has been addressed.
6. All comments requiring changes and/or corrections to the plans shall be reflected on all appropriate
sheets. This item may be removed.
7. Please note that changes or revisions to these plans may generate additional comments.
Acceptance of these plans during the Technical Advisory Review Team (TART) process does not
ensure that additional comments may not be generated by the Commission and at permit review.
This item may be removed.
8. Paving, Drainage and Site details will not be reviewed for construction acceptability at this time. All
engineering construction details shall be in accordance with the applicable City of Boynton Beach
Standard Drawings and the "Engineering Design Handbook and Construction Standards" and will be
reviewed at the time of construction permit application. This item may be removed.

Dear Mr. Bloom:
The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being forwarded to you for your review and response:
1. Identify on the plans the "Resident Only" and "Visitor" lanes.
2. Provide and show on the plans signing indicating resident and visitor lanes.
3. Insufficient width has been provided at the gate to allow vehicles or trucks to execute a
smooth u-turn movement. Please correct.
4. Non-standard signing is proposed at the northbound ingress lane ("Yield to Right Lane".)
All signing shall be in accordance with the MUTCD.
5. All utility easements and utility lines shall be shown on the site plan so that we may
determine if there is any conflict between the proposed gate and appurtenant structures and
mainline utilities and easements.
6. Provide revised landscape plans reflecting the modifications to the entrance, ensuring that
plant species and quantities are retained from the original approval. Any substitutions must
be deemed comparable by staff.

The above referenced minor modification site plan sheet, received on January 17, 2006, was reviewed
for Public Works, Engineering, and Utilities against the requirements outlined in the City of Boynton
Beach Code of Ordinances. Following are our comments with the appropriate Code and Land
Development Regulations (LDR) referenced.
