Nmnerous potential buyers have commented that security gates were an essential element to their purchasing decision, and that security gates should be added to complement the secure nature of The Preserve site plan layout. Attached, please find (4), four copies of the revised site plan for The Preserve project which has been amended as follows: 1. We have added separate residents and guest lanes for the entranceway and have kept the single exit lane as previously proposed. 2. We have added a visitor's call box and entryway gate with available U-turn rejection within the guest lane and an entryway pavement delineation and wireless controlled residents gate feature. 3. We have added a concrete separation island for traffic control at the gated entry. 4. Appropriate pavement marking and signage improvements have also been added. We request a minor site plan approval nwdification for the project in accordance with the site plan changes enmnerated above. We have proposed Residents and Visitor lane signs at the entrance. See Pavement Marking and Signage Plans. 2. Plans indicate the Resident and Visitor Lanes which will also be stamped on the pavement. 3. We have shortened the back-out Tee for Building # l's end lUlit and have widened the U turn movement to provide a distance of 34.5 feet to the face of curb for all rejected vehicles. This is sufficient for small trucks as well as passenger vehicles. To accommodate the widened U-turn area we had to remove the sidewalk from the North side of the entrance and we added a cross-walk at the entrance intersection to the South side sidewalk for pedestrian and handicap access to the public sidewalk on NE 4th Street. 4. Standard MUCTD signage has been provided. See revised PMS plans 5. Security code for public works will be issued prior to permit issuance for the new gates. 8. We will submit revised paving, grading and drainage plans to the engineering division upon site plan modification approval. 9. All engineering and site plans will reflect the changes to the entranceway. 10. Understood.
