Concurrency Traffic Statement
Dear Mr. Rumpf:
The purpose of this letter is to provide a traffic impact analysis for a proposed residential
development located in the City of Boynton Beach. The site is located on the north side of
Gulfstream Boulevard west of Old Dixie Highway as shown on Exhibit 1. It is proposed to develop
82 town homes. The purpose of this letter is to determine if the requirements of Article 12, Traffic
Performance Standards, of the Palm Beach County Unified Land Development Code (ULDC) have
been met.
Exhibit 2 provides the daily, AM and PM peak hour trip generation for the proposed project. The
proposed residential project is located in the Coastal Residential Exception Area and is therefore
excepted from the standards. Therefore, the requirements ofthe Traffic Performance Standards have
been met.
Exhibit 3 provides the driveway volumes. A preliminary site plan is also attached for your use.

PL~CHASEAGREEMENT
TIDS PURCHASE AGREEMENT (the "Agreement") is entered into by and
between PINEAPPLE GROVE PROPERTIES, LTD., a Florida limited partnership with
an address of 101 Pineapple Grove Way, Delray Beach, Florida 33444 (hereinafter
"Seller") and NEW CENTURY COJv1PANIES, LLC, a Florida LLC, or its assigns, with
an address of 1020 South Federal Highway, Suite 102, Delray Beach, Florida 33483 (the
"Purchaser"). The "Effective Date" of this Agreement shall be the latest date that either
Seller or Purchaser executes the Agreement.
RECITALS
Seller is the owner in fee simple of the land and all its structures generally located
at the northwest corner of Gulfstream Boulevard and Dixie Highway, consisting of
approximately 8.60 acres within the County of Palm Beach, Florida which is more
particularly described in Exhibit "A" attached hereto and made a part hereof, together
with all appurtenances, rights, easements, rights of way, privileges, submerged land
leases, permits, licenses and all approvals incident or appurtenant thereto (collectively,
the "Land").
Purchaser desires to purchase the Land and all its structures and Seller desires to
sell same to Purchaser, all in accordance with this Agreement.
NOW, THEREFORE, in consideration of the mutual covenants and agreements
set forth herein and other good and valuable consideration, the receipt and sufficiency of
which are hereby acknowledged, the parties hereby covenant and agree as follows:
TERMS
1. Sale - Purchase. The Seller agrees to sell and convey to the Purchaser,
and the Purchaser agrees to purchase from the Seller, the Land and all its structures
including, but not limited to: (i) the fee simple title to the Land; and (ii) all right, title and
interest in and to the Approvals (as hereinafter defined) (i and ii sometimes hereinafter
referred to collectively as the "Property").
2. Purchase Price. The Purchase Price shall be:
Purchaser, at Purchaser's cost, shall obtain a survey of the Property (the
"Survey") during the Inspection Period (as defined hereinafter). The Survey shall show
the legal description of the Property, set forth an accurate legal description, certify the W
acreage contained in the Property and be certified to Purchaser, to Purchaser's lender, to
Purchaser's attorney and to the title insurance company issuing the Commitment and its v
