Re: Gulfstream Gardens - Site Plan Application
Dear Michael:
This application requests the approval of a site plan for the Gulfstream Gardens project located
on the west side of Federal Highway, north of Gulfstream Boulevard. The application follows
applications for annexation, land use amendment and rezoning of the property.
The proposed project consists of 199 multi-family residential units that will be sold as part of a
condominium. There are two types of buildings that make up the unit mix. The Type I building is
designed with 11 units that are a combination of 3 story and 2 story. The Type II building is two story
and designed with 6 units. Each unit will have an attached garage. Additional parking spaces are
is achieved either through a detached garage, or uncovered surface parking. Overall, there is an
excess of parking provided for the project.
Included in the site plan package is the site plan, landscape plan, preliminary engineering plan,
architectural floor plans and elevations. The application fee of $1,500. is also attached.
We understand that with this submittal, the project will be reviewed by staff and then scheduled
for the TRC meeting on November 16. Should you have any comments or questions prior to the

The proposed Gulfstream Gardens development consists of 18 - 3 story multi-family townhouse
condominium buildings and accompanying asphalt driving aisles and parking areas. This project
is located between u.s. #1 and Old Dixie Highway in the city of Boynton Beach. The existing
land use consists of various buildings, parking areas and a mobile home park.
The design of the stormwater collection system for this project will consist of catch basins
located within the asphalt driving aisles which will be connected to underground exfiltration
trench. Overflow from the site will discharge to the U.S. # 1 drainage system as is currently the
case. FDOT and South Florida Water Management District have confirmed that overland
discharge will be allowed to the U.S. # 1 system with post development discharge being limited to
current levels.
All stormwater runoff from paved areas will be treated in accordance with the requirements of
the South Florida Water Management District criteria. Stormwater retention will be provided in
the underground exfiltration suystem. Pollution retardant structures will be utilized to treat
stormwater prior to discharge. This design will meet the intent of the City of Boynton Beach
Land Development Regulations, Chapter 6, Section 5.
Finished floor elevations will vary from elevation 13.5 ngvd to elevation 17.0 ngvd to follow
the existing site topography which varies from east to west across the site. Floor elevations will
be above the flood elevation based on the 100 year 3 day storm. Proposed elevations of
parking areas will vary from approximately elevation 11.0 ngvd to elevation 16.0 ngvd.
All other features of the proposed drainage system will meet the requirements of the City of
Boynton Beach Land Development Regulations, Chapter 6, Section 5.
