As discussed, there is an existing lift station located at the NW comer of the intersection with Federal Highway (US Hwy. 1). Since this station can not be relocated. we agreed to the following. 1. The pavement for SE 23rd. Ave. will be widened as far as possible to the north without encroaching the lift station facility. 2, A 5' sidewalk will be constructed north of the existing lift station and pedestrian easement dedicated to the County/City. 3. A 5' additional right of way will be dedicated north of the existing right of way for SE 23rd Ave. 4. A 25'X25' right of way comer clip will be dedicated at the intersection with U.S. Hwy. 1, 5. The proposed project consists of 22 townhouse units and is located on the northwest corner ofS.E. 23rd Avenue and US Highway One, in the City of Boynton Beach. The site has a vested used of a 5,000 square foot furniture store (Bakers Furniture Store), which is being removed with the construction of this project. Refer to Figure 1 for a Site Location Map. The anticipated buildout year is 2009. Tables 1, 2 and 3 provide the ITE 7th Edition trip generation rates and trip generation for the vested use. Table 4 provides the trip generation calculations for the proposed plan. As shown in Table 4, there is a decrease of272 AM peak hour trips and 31 PM peak hour trips due to the proposed plan. There is an increase of 12 AM peak hour trips with the proposed plan. Since the project is located east ofI-95 and west of the Intracoastal Waterway in the City of Boynton Beach, it falls within the Coastal Residential Exemption Area and a traffic study is not required.
