The site is located on the south side of S.E. 23 Avenue and between S. Seacrest Boulevard and S. Federal Highway. The property currently has a single family residence on it. The Owner is proposing to convert the buildings use from residential to that of a medical office, since the property is now zoned C-1. The existing carport and back porch of the home will be removed in order to allow for a new driveway for access to the rear parking area and a new addition to the back of the house. The modifications to the structure will provide a total of 1,600 SJ. of floor area. Based upon our conversation, the ITE Trip Generation rate for this use is 32.8/1000 daily. With a daily rate of 1,600 SJ. facility x 32.8/1000 = 5.248 and a hourly rate of 1,600 SJ. facility x 3.28/1000 = 5.248, which is less than the maximum 20 peak hour trip rate.
