A Master Plan was submitted with the rezoning application proposing 45 single family zero lot line home sites. This application is consistent with the Master Plan and requests review and approval of a Final Development Plan for the PUD project. The following narrative and the attached plans address the information required by section 11 of Chapter 2.5 of the code. A. Although the code exempts singe family developments from showing building locations, the Site Plan shows a typical lot detail with the proposed minimum development regulations. A Master Plan was submitted with the rezoning application proposing 45 single family zero lot line home sites. This application is consistent with the Master Plan and requests review and approval of a Final Development Plan for the PUD project. The following narrative and the attached plans address the information required by section 11 of Chapter 25 of the code. A. Building locations and Architectural Definitions - As indicated above, the proposed development is 45 single family zero lot line home sites. Although the code exempts singe family developments from showing building locations, the Site Plan shows a typical lot detail with the proposed minimum development regulations. It should be noted that water tolerant trees have been proposed within the dry detention areas at the suggestion of City Staff to help beautify the project entrance. The plans also show existing vegetation. C. Fence, Well and Planting Screen - See response above. D. Tabulations - Area tabulations are provided on the Site Plan. A specific common recreation area is not proposed. Each lot will have the opportunity for a pool and patio in their rear yard.
