Dear Ms. Glas-Castro:
In response to your request dated AprilS, 2006 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
. Creation of Signage Design Guidelines for all portions of the
Boynton Village & Town Center proj ect (as depicted in the
attached document, dated September 26, 2006).
Please be informed that the proposed guidelines dated 9/26/06 are
"minor" as defined within the Land Development Regulations, Chapter
4 - Site Plan Review. The City will utilize this document in the
review of permit requests for all signs for Boynton Village & Town
Center from this point forward.

Dear Ed:
Please find attached submission copies of Sembler believes to be the Final Proposed Master
Signage Program for the above-referenced Project. Enclosed are one (1) set of 24" x 36" full size
sheets and four (4) sets of 11" x 17" reduced size copies.
Please review and convey to me any further questions or inquiries, however, I feel we both
have managed to find the errors, corrections and discrepancies contained in the many previous
versions provided to the City. I thank you for your patience and cooperation in this effort. In the
future, we will undeniably be able to view the Signage at this Project as a success.

Enclosed you will find a revised master sign program that addresses the comments raised
in your letter dated May 1, 2006.
More specifically, staff comments have been addressed as follows:
Pai!e 1 - Paragraph 1, line 5, the word "Master" is misspelled.
Correction has been made.
Pai!e 2 - #5: Any reference to freeway and special lighting for it should be eliminated. The
remainder of that paragraph is extremely technical in nature. Either eliminate it or provide a
clear explanation.
This has been eliminated.
#8 & #14: These two statements should be combined into one, without any
conflicting wording.
This has beel1 done.
Pai!e 3 - Provide examples/graphics depicting each type of sign outlined on this page.
Additionally, the City is not in favor of any exposed neon.
Examples are provided.

- Paragraph 3 indicates use of varying colors, while the City is attempting to provide
some sort of unity through the adoption of this sign program, and as such, would recommend
elimination of this paragraph.
Paragraph 3 has been revised.
- Paragraph 4 indicates that stacked copy is permissible. This should be further
clarified by indicating "only if it fits within the designated sign band without appearing
crowded, looking inappropriate, or out of scale or character with adjacent signage".
Additionally, the amount of signage allowed will be based upon on tenant frontage, and that
amount may be split on other elevations, not duplicated.
Suggested language has been added.
- Paragraph 5 makes allowances for signage extending beyond the sign band. No more
than 20% of the total sign should be allowed to extend beyond the limitation noted on Page 9
(fayade signage shall not exceed 80% of the sign band). This would allow for creativity,
however, as noted above, as long as it does not appear crowded, look inappropriate, or out
of scale or character with adjacent signage. Lastly, under no circumstances should the sign
exceed the limits of the leased space.
Clarification has been added.
Pa2:e 4 - # 1: "sign" misspelled in third line.
#2: Reference to State of California should be eliminated.
After #6, eliminate remainder and simply state "Those signs prohibited by the
Boynton Beach sign code".
#9: Also eliminate #5, as it is already on our prohibited list in the Sign Code, and
replace it with a rewording of#9, that states "Special temporary tenant signage i.e. Grand
Opening, Now Hiring and similar signs are restricted to a location within the storefront
windows" .
Suggested revisions made to Page 4.
Pa2:e 5 - (D) needs to show locations on the map.
(E) does not need to be on the map.
(F) need to provide detail of this sign.
(G) the northernmost pair of Community Site Monuments on the east side of the spine
road are depicted at a driveway that does not exist.
(H) does not need to be on the map.
(K) only four (4) ofthese type of signs would be allowed.
(L) no detail provided. Additionally, the number of these need to be reduced.

listed on the detail sheets. "
This Placement Plan has been revised accordingly.
Pa2e 6 - (G) it is uncle'~ as to the placement of these signs. It would appear as though the
larger ofthe two (2) signs is ~esigned to be placed at either Congress Avenue or Old Boynton
Road, while the smaller version is for placement at entry drives into each separate community.
Please clarify.
New Page 8: identification labels were amended for clarity
Pa2e 7 - The address is not prominently located near the top of the sign, nor on the appropriate
sidleS to be easily seen by the motoring public.
Per our previous discussions, for uniformity and a clean look, we are looking for the monument
signs depicted on this page to contain signage colors of only red, white and black, while the signs
on the building elevations may maintain their traditional national colors.
Revisions made accordingly.
Pa2e 8 - Like noted above, the outparcel signs should contain signage colors of only red, white
and black, while the signs on the building elevations may maintain their traditional national
colors.
The Pedestrian Directories should be located on the map and should be enhanced with some of
the architectural features depicted on other proposed signs for consistency.
Revisions made accordingly.
Pa2e 9 - Paragraph #1 contains the language "No maximum area applies". Please explain
purpose of this statement.
Paragraph #2 should denote "Old" Boynton Road rather than Boynton Road.
Paragraph #4 should include the language "In all cases, lettering and logos must be
within appropriate scale ofthe building/fayade. Additionally, insert the word
"band/" in the last sentence between the words "signage" and "background".
Suggested revisions have been made.
Pa2e 14 - The first sentence ofthe Sign Calculation has a typo (5557.17). Additionally,
replace the 0' -00' dimensions with real numbers.
This page has been eliminated.

Pa2e 15 - In the Renaissance Commons Sign Program, the blade signs were placed on
columns in order to provide uniform spacing. If no columns are proposed in this project, then
only a single sign should be permitted at the entrance point to the establishment.
Additionally, it appears as though there are no under canopy signs.
Criteria #11 has been added.
Pa2e 17 - #1 should not allow all colors for glass entry door signage, just black or white.
# 2 & 3 should be eliminated due to the amount of signage already being permitted
for each tenant under this sign program.
This page has been eliminated and the information combined on Page 15.
Pa2e 19 - The overall height of the Project Development Sign should not exceed 12 feet and
should be enhanced with landscaping per code. Additionally, eliminate any reference to "Toll
House" in the second paragraph.
Revisions made accordingly.
Pa2e 20 - All signs, other than those of nationally registered tenants, should consist ofthe two
font styles indicated on this page, however not variations thereof, like condensed or italicized.
Again, all monument signs should be limited to red, white and black, while the signs on the
building elevations may maintain their traditional national colors. Any reference to a variance
should be deleted from this page.

Pa2e 21 - This page is not necessary from the City's standpoint.
