There is no adverse effect on the adjoining building which is a three-story structure or on the east side of the building since the building stair and elevator face west and the canal and FP&L easement. The same developer owns the adjoining building. This building footprint was approved when the first building was site plan approved and built. There will be no shadows that will affect the surrounding areas. The height exception is required to allow the override of the elevator and the stairing will allow access to the roof for alc maintenance. The height of the stair and elevator shaft will enhance the exterior design of the building by providing an entrance feature that is both conservative in design and functional. These features face west across the canal to an additional three-story office building. Commercial zoning surrounds the entire land area of this project. Therefore, we are requesting this height variance, as it does not affect any adjoining structure or any adjoining land areas which are all zoned commercial. Thank you.
