Camino Gardens Blvd., Suite 202 Boca Raton, Fl33432 Re: Quantum Park Lots 15 & 16 MMSP 06-001 Dear Mr. Hair: In response to your request dated January 12, 2006 for the administrative review and approval ofthe modifications proposed to the above-referenced approved site plan, depicting the following: · Addition of parking and associated drainage, landscaping, and lighting (as depicted on the attached drawings). · Addition of two (2) equipment enclosures (as depicted on the attached drawings). Please be informed that the proposed changes on the revised plan date stamped 1/13/06 and revisions dated 2/1/06 are "minor" as defined within the Land Development Regulations, Chapter 4 - Site Plan Review. This project may continue to be processed by the Building Division as a permit application, subject to the following conditions: 1. The Paving & Drainage Plan (Sheet C-l) depicts an existing curb cut onto Quantum Boulevard, at the south end of the project (new parking area) not shown on other plan sheets or shown as further south (adjacent to Phase II.). Please ensure this discrepancy is corrected at the time of permitting. 2. Discrepancies were noted between City of Boynton Beach Standard Details and the details and notes provided on Sheet C-3. Please ensure all details and notes agree with City of Boynton Beach standards at the time of permitting. 3. Full drainage plans, including drainage calculations, in accordance with the LDR, Chapter 6, Article N, Section 5 will be required at the time of permitting. 4. Paving, Drainage and Site details will not be reviewed for construction acceptability at this time. All engineering construction details shall be in accordance with the applicable City of Boynton Beach Standard Drawings and the "Engineering Design Handbook and Construction Standards" and will be reviewed at the time of construction permit application. 5. Please note that changes or revisions to these plans may generate additional comments. Acceptance of these plans during the minor modification review process does not ensure that additional comments may not be generated at permit review. . The following comments are being forwarded to you for your review and response: 1. Provide a drainage plan showing how the addition of the expanded parking area will integrate with the previously approved on-site drainage system. 2. Specify storm sewer diameters, inlets types, etc. on drainage plan. Indicate grate, rim and invert elevations for all structures. Indicate grade of storm sewer segments. Indicate material specifications for storm sewer. 3. Full drainage plans, including drainage calculations, in accordance with the LDR, Chapter 6, Article N, Section 5 will be required at the time of permitting. 4. Paving, Drainage and site details will not be reviewed for construction acceptability at this time. All engineering construction details shall be in accordance with the applicable City of Boynton Beach Standard Drawings and the "Engineering Design Handbook and Construction Standards" and will be reviewed at the time of construction permit application. 5. Provide a revised Landscape Plan that includes the new parking area and the modifications associated with the two new equipment enclosures. 6. Provide a revised Lighting Plan that includes the new parking area. 7. Indicate that the doors of the new enclosures will be painted to match the building color. 8. The new parking area appears to add 61 spaces as opposed to the 62 indicated. Please correct. 9. With the addition of 61 parking spaces, additional handicap spaces are required. Please revise the site plan and site data accordingly. 10. Please note that changes or revisions to these plans may generate additional comments. . The original approval was for 206 spaces, the newly proposed is 268 spaces resulting in the 62 added spaces as part of this request. 9. With the addition of 61 parking spaces, additional handicap spaces are required. Please revise the site plan and site data accordingly. The Table in FBC Section 11-4.1.2 requires 7 HC spaces between 201 and 300 total provided spaces. We show 7 HC accessible spaces on the Site Plan. 10.
