The project is proposing the following land uses: · 145 apartment units; · 1,547 town homes, condominium units; · 193,000 square feet of commercial/retail development; · 219,410 square feet of general office development; and · 15,000 square feet of day care. The trip generation characteristics of the development have been determined using daily trip generation rates/equations provided by Palm Beach County Traffic Division as well as peak hour trip generation rates/equations included in the Institute of Transportation Engineers, "Trip Generation Report", 7th Edition. The attached Table 1 presents the trip generation rates/equations used in the study while Table 2 presents the trip generation characteristics of the proposed development. Internal capture worksheets are also attached for daily, a.m. and p.m. peak hours. As shown in Table 2, the proposed development has the potential to generate 19,289 net new daily trips, 1,011 a.m. and 1,394 p.m. net new peak hour trips. Since the project is vested for 1,634 peak hour trips, the proposed development does not create unreviewed traffic impact. The traffic equivalency was submitted to Palm Beach County at the end of October. In speaking with Masoud Atefi, Palm Beach County T raffle Division, he indicated the County's review would be competed next week. I see no reason the equivalency analysis should not be approved. The shared parking analysis shows a maximum demand for 1,789 spaces occurring at 1 :00 PM. The supply is 1,804 spaces, which is adequate to satisfy the maximum demand. Note that the analysis does not include sharing any of the spaces allocated for residential uses. The project is proposing the following land uses: · 145 apartment units; . 1,547 town homes, condominium units; . 193,000 square feet of commercial/retail development; . 219,410 square feet of general office development; and . 15,000 square feet of day care. The trill generation characteristics of the development have been determined using daily trip generatiOn rates/equations provided by Palm Beach County Traffic Division as well as peak hour trip generation rates/equations included in the Institute of Transportation Engineers, "Trip Generation Report". 7th Edition. The attached Table 1 presents the trip generation rates/equations used in the study while Table 2 presents the trip generation characteristics of the proposed development. Internal capture worksheets are also attached for daily, a.m. and p.m. peak hours. As shown in Table 2, the proposed development has the potential to generate 19,289 net new daily trips, 1,011 a.m. and 1,394 p.m. net new peak hour trips.
