FAcrs ABOUT BANYAN CREEK VILLAS
General Description:
Banyan Creek Villas are part of the 454-unit Stonehaven Planned Unit
Development.
The Villas consist of 288 apartment homes on 32.5 acres of land fronting on
Congress A venue. A vicinity map is attached as Enclamre 1. This property is
approximately one mile south of the new DeBartolo Mall and Motorola facility.
Although The Villas will be developed as a moderate-priced rental community,
the entire project was designed to meet the specifications and marketability criteria of
a condominium. Floor plans are larger than typical rental apartments and the on-site
amenities are typical of those in a condominium community.
Site Plan:
The Villas will consist of 36 two-story 8-plex buildings containing 288 apartments
which will include one-, two-, and three-bedroom units. A site plan is attached as
Enclamre 2.
The Units:
Each two-story garden building offers corner exposure to each apartment, garden
entryways, screened terraces and a long list of standard features seldom found in a
rental community. A rendering of a typical building is attached as Encla;ure 3. Floor
plans for the one-, two-, and three-bedroom units are attached as Encla;ure 4.
Amenities:
On-site recreational facilities include a clubhouse, two pools, tennis and handball
courts.
Timing:
Construction is scheduled to commence in July 1984. The first units will be
complete in November 1984 and the entire project completed by December 1985.
The Developer:
The Satter Companies will be the general partner of an investment group .which
will own The Villas. The Satter Companies will have overall responsibility for
construction and operation of the community.
The Satter Companies is a locally based real estate development company which
has developed several hundred million dollars of real estate during the last twelve
years. The company has had extensive experience with rental communities, having
developed more than 1,000 units during the last ten years. The company performs all
marketing, management and maintenance through its wholly-owned subsidiary businesses.
Marketing Considerations:
There is presently a shortage of quality rental housing in Palm Bech County with
vacancies rates in the 2-3% range.
New residents attached by the Mall and Motorola will create even more demand
f or rental apartm ents.
Rental rates in Banyan Creek are anticipated to be in the $390-$550 per month
range depending on unit type and location.

DEVELOPMENT STATEMENT
OF
DESIGN CONCEPT
FOR
STONEHAVEN P.U.D.
Stonehaven will be a thoughtfully planned and constructed community
offering a variety of distinctive and affordable alternatives in
life style. Three very different communities will blend together
to create a 454 unit planned development. Whether living in a gar-
den apartment, patio home, or single family home, residents will
enjoy an environment reflecting harmony in design, expanded amenities,
open spaces, lakes, streetscapes, and most important, a sense of
identity and place. Young or old, singles or families, Stonehaven
will offer the life style.
MAJOR PLANNING AND DESIGN OBJECTIVES:
1. To plan and build a development comprised of a variety
of affordable housing types.
2. To plan a development made up of three different com-
munities, all which will blend harmoniously together,
yet maintain their respective sense of identity.
3. To provide for an efficient, well planned vehicular
circulation pattern, 'maximizing a safe separation between
pedestrians and automobiles.
4. To provide a variety of visual as well as physical amen-
ities such as lakes, mini-parks, and streetscapes,
strategically located for passive reference throughout
the site.
5. To provide a variety of recreational amenities, both
active and passive, focusing at a community sport/
recreation center centrally located in each community.

6. To develop a total community which will realistically
meet today's housing needs and at the same time reflect
a sense of propriety compatab1e with the aspirations of
the City of Boynton Beach.
PROPOSED HOUSING TYPES:
A. Garden Apartments - 1, 2, and possible 3-bedroom apart-
ment condominiums, ranging in size from 750 to 1100
square feet, assembled in 2-story, 8-plex buildings.
B. Patio Homes - 1, 2, and 3-bedroom patio homes, ranging in
size from 750 to 1200 square feet, arranged in single story
4-p1ex building, each unit sold fee simple.
C. Single Family - Depending on market conditions at time of
construction:
1. Single Family Detached Homes
2, 3, and 4-bedroom homes ranging in size from
850 to 1350 square feet.

2. Single Family Cluster Homes
2, 3, and 4-bedroom homes ranging in size from
850 to 1350 square feet, arranged in two-structure
groupings at common property lines.

LAND USE INTENSITY (L.U.I.)
According to Table-I, in Chapter 31, of the Zoning Code of Boynton
Beach for Planned Unit Developments, a L.U.I. of 4.0 would be re-
quired to meet allowable floor area, the most critical condition
of this proposal.
(Please refer to data on site plan submittal for complete
comparative computations)
TIMING AND STAGES OF DEVELOPMENT
Due to extensive site preparation requirements, dwelling unit con-
struction could not begin prior to the first quarter of 1984. At
this time we would anticipate commencement of the single family and
north half of patio home development as Phase-1; then as the southern
parcel of the site became prepared we would begin development of the
garden apartments and balance of patio homes.
CONCLUSION
We at The Satter Companies, having applied new approaches to market
programing and development skills, are looking forward with great
interest and anticipated success to the development of Stonehaven
P.U.D., in Boynton Beach, Florida.

A. Seven copies of the Master Plan of the proposed subdivision
must be submitted to the City Engineer's Office for place-
ment on the Technical Review Board-agenda.
B. The developer shall retain the services of an engineer or
surveyor registered in Florida, to prepare the master.plan
of the subdivision and .sh~ll emPfoy a land planner, landscape
architect, architect or other technical or professional
services to assist in the physical. lotting patterns
and site plan. The Master Plan shall be coordinated with
the major utility suppliers involved with providing

C. The Master Plan, when submitted to the Office of the City

be prepared by a Professional Engineer competent in Traffic

E. A master storm water management plan outlining the primary
and secondary drainage and storm water treatment facilities
needed for the proper development of th~ subdivision, exclud-
. ing tertiary facilities, which are required on construction
plans, shall be submitted along with the master plan. The
