APPLICATION FAcrs ABOUT BANYAN CREEK VILLAS General Description: Banyan Creek Villas are part of the 454-unit Stonehaven Planned Unit Development. The Villas consist of 288 apartment homes on 32.5 acres of land fronting on Congress A venue. A vicinity map is attached as Enclamre 1. This property is approximately one mile south of the new DeBartolo Mall and Motorola facility. Although The Villas will be developed as a moderate-priced rental community, the entire project was designed to meet the specifications and marketability criteria of a condominium. Floor plans are larger than typical rental apartments and the on-site amenities are typical of those in a condominium community. Site Plan: The Villas will consist of 36 two-story 8-plex buildings containing 288 apartments which will include one-, two-, and three-bedroom units. A site plan is attached as Enclamre 2. The Units: Each two-story garden building offers corner exposure to each apartment, garden entryways, screened terraces and a long list of standard features seldom found in a rental community. A rendering of a typical building is attached as Encla;ure 3. Floor plans for the one-, two-, and three-bedroom units are attached as Encla;ure 4. Amenities: On-site recreational facilities include a clubhouse, two pools, tennis and handball courts. Timing: Construction is scheduled to commence in July 1984. The first units will be complete in November 1984 and the entire project completed by December 1985. The Developer: The Satter Companies will be the general partner of an investment group .which will own The Villas. The Satter Companies will have overall responsibility for construction and operation of the community. The Satter Companies is a locally based real estate development company which has developed several hundred million dollars of real estate during the last twelve years. The company has had extensive experience with rental communities, having developed more than 1,000 units during the last ten years. The company performs all marketing, management and maintenance through its wholly-owned subsidiary businesses. Marketing Considerations: There is presently a shortage of quality rental housing in Palm Bech County with vacancies rates in the 2-3% range. New residents attached by the Mall and Motorola will create even more demand f or rental apartm ents. Rental rates in Banyan Creek are anticipated to be in the $390-$550 per month range depending on unit type and location. To plan and build a development comprised of a variety of affordable housing types. 2. To provide for an efficient, well planned vehicular circulation pattern, 'maximizing a safe separation between pedestrians and automobiles. 4. (Please refer to data on site plan submittal for complete comparative computations) TIMING AND STAGES OF DEVELOPMENT Due to extensive site preparation requirements, dwelling unit con- struction could not begin prior to the first quarter of 1984. At this time we would anticipate commencement of the single family and north half of patio home development as Phase-1; then as the southern parcel of the site became prepared we would begin development of the garden apartments and balance of patio homes.
