Please be informed that the proposed changes on the revised date stamped 9/27/06 are "minor" as defined within the Development Regulations, Chapter 4 Site Plan Review. project may continue to be processed by the Building Division permit application, subject to the following conditions: plan Land This as a 1. Any new windows shall match the other glass areas on the building and the doors shall match the other doors on the building relative to style, materials and color. 2. Any patching or repair of the exterior wall shall consist of the same materials as the remainder of the structure, have the same finish/texture and be painted the same color. 3. Should the applicant consider changing the color of the building, paint chips including manufacturer, color name and number shall be submitted to staff for review and approval. To: From: Ref: Ed Breese Chris Macri - CGC049672 West Clubhouse Village Royale On The Green (V.R.G.) 2501 N.E. 1st Court Boynton Beach, Florida Re: Letter of explanation for site modifications V.R.G. is located on the N.E. comer of Gateway and Seacrest in Boynton. It is situated on 50 plus acres of land, has 20 plus buildings and about 880 one and two bedroom units, most residents are retirees. The west clubhouse was taken out of commission about a year ago by hurricane Wilma and has remained unused since. It is the main gathering place for the community for social events, exercise rooms, swimming pool, library, card rooms, billiards, etcetera. The exterior elevations of the building are to remain essentially the same. No change to building lines and no additions are to take place. A few existing window openings are to be blocked in. Some new required exit doors are being cut in on the south elevation, and a new fire exit from the second floor is to be installed on the north elevation. Most modifications are related to code upgrades. In the site, most modifications are code related. Re-stripping the existing parking lot in order to increase the size of the handicap spaces to meet code, has necessitated increasing the parking lot size by five standard stalls. Back-up room and aisle widths have been accounted for and addressed on the plan. The entrance walk in front, adjacent to the existing covered drop-off area is to be removed and replaced with pavers to meet A.D.A. slope requirements. Similarly, the rear exit to the pool is to be modified. The original landscaping and exterior features, rock gardens, etc. are to remain consistent with their pre-Wilma look. Unfortunately, there was no insurance coverage for landscaping, and the scant claim that has been approved is barely enough to work with. Please keep in mind that this project is a hurricane repair. The constituents are typically retired and on fIXed incomes. All of them have endured the damages caused by the last three storms, and have managed to facilitate repairs to their residence buildings, however, without the west clubhouse the community is still not back to normal. These units are still very affordable, and the amenity supplied by the clubhouse for these people is priceless. Your future cooperation is greatly appreciated by the V.R.G. Association and my self.
