Dear Mr. McIntyre:
The City of Boynton Beach staffhas reviewed the third set of revisions to your plans for the above-
mentioned project. The following comments are being forwarded to you for your review and
response:
1. No utility plans were provided with this plan. Show or indicate (by note) whether water will
be provided through a new meter or if water will be provided via internal plumbing.
Similarly show or indicate (by note) how sanitary waste will be handled, including showing
any new grease traps.
2. The original architectural plans (Sheet A-I) indicated five (5) new floor drains. This sheet is
not included with this submittal. Please provide a floor plan showing the location of any
necessary floor drains. Show how these will tie into the existing drainage and/or sanitary
sewer system.
3. The proposed bollards should be painted to match the building. Please place a note to this
effect on the drawings.
4. The aluminum gates should screen the enclosed area and be painted to match the adjacent
wall color. Please place a note to this effect on the drawings.
5. Acknowledge in the site plan notes that no parking is allowed east ofthe traffic circle in the
pedestrian promenade that leads to the Intracoastal Waterway.
Please submit revised plans reflecting the changes discussed above to continue the review of your
request through the process. Staff will be happy to meet with you to discuss any of these issues or

Regarding the minor site plan approval for the Two Georges.. We are going to install a new 5- V
crimp metal roof on the lower section of the existing Tiki. We phm on using the GalvaJume colored metal
roofing to I'CUItch the existing roof over the main Idtchen md batbroom building. The reason fur changing
from the 1hatcb to tile metal is because the low $lclpC of tile lower section milde war.cr "$if' on the thatch
and thus rotted it away. Thel'C is currently no tbucb on this lower section and we plan to instan the Florida
approved metal roofing.
On the kitchen addition We plan to add approximately 397 sq, feet of air conditioned prep room.
We also are adding a 9'-4" x ) 5' Walk-in cooler. We are going to instan 91:UCCo on block wall with an
aluminum gate to hide the new cooler along with the utilities that are on the wall of the existing building.
We also pJan on taking the existing sign offtbe bllilding and iDstalling it on the new walt Please see the
plans from B+C an;:hitecture in which we addre8!i ,all of the comments pertaining to the look of the new

extremely visible and need enhancing. The rainwater leaders should be internalized and the
fixed glass should be enlarged to better be in portion the fayade.
.l. The large blank expanse of wall to the west of the proposed dumpster location needs some
type of architectural treatment to lessen the blank wall mass. Potentially, the restaurant could
consider a nautical theme mural (without wording, or it becomes signage) to fill this space. If
not, additional architectural enhancement is needed at this location.
vi. The proposed exterior doors should be upgraded to a more decorative style, again to enhance
this fayade.
vi No color is indicated for the proposed expansion facades. Is it safe to assume the addition
would match the remainder of the building?

The above referenced Minor Site Plan Modification, received on July 27,2006, was reviewed for conflicts
or issues between the proposed restaurant addition and Public Works, Engineering, or Utilities. Two
George's has proposed an addition on the north side of the existing restaurant and will include a kitchen
prep area, a new walk-in cooler and a dumpster "room." The dumpster enclosure will be open above (no
roof.) Please have the applicant address the comments in bold prior to approval of this minor
modification. The remaining comments may be addressed at the time of permitting.
PUBLIC WORKS - SOLID WASTE
1. Prior to permit application contact the Public Works Department (561-742-6200) regarding the
storage and handling of refuse per the CODE, Section 10-26 (a).
2. Indicate whether the proposed container is to be a dumpster or compactor.
3. Provide and construct a dumpster enclosure in accordance with the LOR, Chapter 2, Section
11.J.2.b., Chapter 7.5, Article II, Section 5.J. and Article III, Section 9.A.9.a., Chapter 9, Section
10.C.3., and City Standard Drawing G-4.
4. Provide a minimum turning radius of 60 ft. to approach dumpsters. Provide a minimum
backing clearance of 60 ft. (measured from the front edge of the dumpster pad.) (LOR,
Chapter 2, Section 11.J.2.b.) Based on the information provided (Master Site Plan) insufficient
space is available at the proposed location to allow adequate maneuvering for Solid Waste
trucks to pick up the dumpster/compactor.
5. After selecting an accessible location for the dumpster/compactor use AutoTurn (or similar)
to show on the plans that the required maneuvering movements are provided.

ensure that additional comments may not be generated by the Commission and at permit review.
8. The architectural plans (Sheet A-1) indicate five (5) new floor drains. Show how these will tie
into the existing drainage and/or sanitary sewer system.
9. If necessary, full drainage plans, including drainage calculations, in accordance with the LDR,
Chapter 6, Article IV, Section 5 will be required at the time of permitting.
10. Paving, drainage and site details will not be reviewed for construction acceptability at this time. All
engineering construction details shall be in accordance with the applicable City of Boynton Beach
Standard Drawings and the "Engineering Design Handbook and Construction Standards" and
will be reviewed at the time of construction permit application.
UTILITIES
11. No utility plans were provided with this plan. Show or indicate (by note) whether water will be
provided through a new meter or if water will be provided via internal plumbing. Similarly
show or indicate (by note) how sanitary waste will be handled, including showing any new
grease traps.
12. Palm Beach County Health Department permits may be required for the water and sewer for this
project (CODE, Section 26-12).
13. The LDR, Chapter 6, Article IV, Section 16 requires that all points on each building will be within 200
feet of an existing or proposed fire hydrant. Please demonstrate that the plan meets this condition,
by showing all hydrants.
14. A building permit for this project shall not be issued until this Department has approved the plans for
any water and/or sewer improvements required to service this project, in accordance with the CODE,
Section 26-15.
15. Utility construction details will not be reviewed for construction acceptability at this time. All utility
construction details shall be in accordance with the Utilities Department's "Utilities Engineering
Design Handbook and Construction Standards" manual (including any updates) and will be
reviewed at the time of construction permit application.

The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being forwarded to you for your review and response:
1. A site plan (4 sets) needs to be submitted depicting the location of the proposed
improvements in relation to the current existing improvements.
2. A parking tabulation must be provided on the site plan indicating the current amount of
square footage of restaurant space and the number of parking spaces currently provided as
well as new tabulations resulting from the modification (new square footage and new
required spaces created by additional square footage).
3. This modification will create a need for four (4) additional parking spaces. However the
CBD credit will allow for the reduction to two (2) spaces. Please indicate on the site plan
where those two (2) new spaces will be placed.
Please submit revised plans reflecting the changes discussed above to continue the review of your
request through the process. Staff will be happy to meet with you to discuss any of these issues or
