Plat (Page 1) - Under the Surveyor Notes, the next to the last note indicates the City of Delray Beach. 2. Plat (Page 1) - Under the Surveyor Notes, the last note states that building setbacks shall be as required by City code. The project was approved as a!PUD with an associated Master Plan/Site Plan that established the setbacks, not City code. This note should be either eliminated or modified accordingly. 3. Plat (Page 1) - Under Dedications, the dedication of utility easements does not indicate to whom they are dedicated. It should be specific, as noted in the dedication of limited access easements. 4. Plat (Page 1) - Under Dedications, Tracts A, B, C, D, & E are reserved for recreational purposes, when actually they are the Tracts on which the units are to be placed. .. Here are comments from David Lawrence. 1. Adjust the arched top windows so that they do not conflict with the band above. we see no problem with that. 2. Change the crown moulding detail at the soffits of the tower elements to an outrigger detail to vary the elevations We see no problem with that 3. Address the end elevations to be consistent with the front elevations as these will be quite visible from Federal highway. We have already added false windows and other decorative elements to make the end facades more attractive. This was already a suggestion by staff that we worked on. Auto sales is a conditional use approval in the CG zoning district. But, this particular property did not have a SE or conditional use approval. It looks like the use was considered "grandfathered", since it existed before 1973.
