I have reviewed the above referenced plat and have the following comment:
1. Plat (Page 1) - Under the Surveyor Notes, the next to the last note indicates the City of Delray
Beach.
2. Plat (Page 1) - Under the Surveyor Notes, the last note states that building setbacks shall be as
required by City code. The project was approved as a!PUD with an associated Master Plan/Site
Plan that established the setbacks, not City code. This note should be either eliminated or
modified accordingly.
3. Plat (Page 1) - Under Dedications, the dedication of utility easements does not indicate to whom
they are dedicated. It should be specific, as noted in the dedication of limited access easements.
4. Plat (Page 1) - Under Dedications, Tracts A, B, C, D, & E are reserved for recreational purposes,
when actually they are the Tracts on which the units are to be placed.

We agree to address his concerns. Here are comments from David Lawrence.
1. Adjust the arched top windows so that they do not conflict with the band above.
we see no problem with that.
2. Change the crown moulding detail at the soffits of the tower elements to an outrigger detail to vary the
elevations
We see no problem with that
3. Address the end elevations to be consistent with the front elevations as these will be quite visible from
Federal highway.
We have already added false windows and other decorative elements to make the end facades more
attractive. This was already a suggestion by staff that we worked on.
I'm not really sure what else we could do to these ends to make them any more attractive.

yes sir, you are correct again...
Auto sales is a conditional use approval in the CG zoning district.
But, this particular property did not have a SE or conditional use approval. It looks like the use was
considered "grandfathered", since it existed before 1973. The reason for the DRC approval was because
the the ULDC requires a DRC aproval for any expansion, up to 10%, of a grandfathered use.

Dear Mr. Johnson:
The School District Planning Department has reviewed the proposed land use amendment and rezoning
for parcels 00-43-46-04-12-000-0140, 0150 & 0160 located at 3047 N. Federal Highway. It is our
understanding that the parcels will be annexed into the City of Boynton Beach from unincorporated Palm
Beach County. The current Palm Beach County land use designation is Commercial High with an
underlying Medium Residential 5 units per acre (CH/5) and the proposed land use is Special High
Density Residential (SHDR). The current zoning is Commercial General (CG) and the proposed zoning
is Infill Planned Unit Development (IPUD). The proposed development for the site is 25 multi-family
units.
The proposed development is located in Concurrency Service Areas (CSAs) 19 & 20 and SAC 275.
Based on the School District's adopted student multipliers for a dwelling unit, the proposed development
of 25 units may generate approximately 2 elementary school students, 1 middle school student and 2
high school students. The schools currently serving the area are as follows:

Hope you had a great Holiday Season.
Please find attached a revised site plan for Tuscan Villas at Boynton Beach. Per discussions at our last meeting,
we have revised to plan to include the following:
1. Remove units from the eastern property line. Units 12, 16 and 22 will be stepped down to 2 stories on
the east.
2. Split the large building alone US 1 into two smaller buildings. No building has more than 6 units.
3. Added 5 guest parking spaces adjacent to the pool area.
4. Added a wall in to the 10' landscape buffer on the east property line.
