RE: COURTESY COMMENTS FOR JOHN CHUREY & SONS SITE PLAN
Upon review of the above mentioned project, the following list of
comments have been provided as a courtesy with the applicant's full
knowledge that there will be a full review made when the project's
site plan is placed on a Technical Review Board agenda:
a
1. All documents submitted for public record and prepared by a design
professional shall show original raised seal (legible) and
signature of the Florida registered design professional
responsible for the drawings.
2. State, on the drainage plan drawing, that a maximum one-half inch
(1/2') difference in elevation will be maintained at the entrance
door to each tenant space from the paved parking area. Where ramps
are required to maintain the handicapped accessibility show and
identify the width, length, slope and type of ramp material.
(Ramps without handrails require flared sides with a 1 to 12
slope.) Ramped entrance ways require a level platform at the base
and the top of each ramp. Show and identify the width, length,
type of material and elevation of the case and top level platform.
Handicapped accessibility must conform with the Handicapped Code.
3. Parking area markings for a concete surface are required to be
black in color for regular spaces and blue for handicapped spaces.
(Correct double stripe detail drawing.)
4. Identify, on the site plan drawing, the north and west building
setback dimension.
5. Identify, on the elevation view drawings, the color of the
exterior walls and doors of the building.
6. Specify the overall height of the trees shown on the landscape
plan drawing (minimum height 8'0").
7. Specify the location and type of all ground cover landscape
material.
8. A continuous visual barrier of hedge material is required to
screen the on-site vehicle use area (along east property line and
loading area facing south property line) from the abutting
properties to the east and south. The required hedge material
must be spaced a maximum of 24" on center and at installation be
a minimum of 18" in height.
9. Where landscaping is required along abutting properties, a
planting space (landscape strip) with a minimum width of two
and one-half feet (2.5') is required.
10. A solid wall dumpster enclosure is required to have landscape
screening consisiting of accent shrubs.
11. Identify, on the plans, the dimension of the required loading
space (minimum size 12' wide by 35' long).
In order to factilitate the permitting process, the following information
should be included within your documents submitted to the Building
Department for required permits:
The structure must comply with Table 400 and 600 of the
Standard Building Code, 1988 edition.

We offer the following comments on this project:
1. The plans do not show the location of either water or sewer
services to the building. Please show all mains, services,
and utility easements. Specify piping materials to be used
in all cases, and also meter size.
2. The site plan does not indicate the distance to the nearest
fire hydrant. The City Code requires that all points on
commercial buildings be within 200 feet of a fire hydrant.
If the site does not appear to meet this requirement, a water
main extension and fire hydrant will be required, and shall
be shown on the plans,

The following changes are recommended by the TRB to meet
applicable code requirements and allow for the site to function
in a safe and efficient manner:
1. Reduce the building length from 108 feet to 100 feet at
the east end.
2. Relocate the loading zone adjacent to the east end of
the building.
3. Relocate parking spaces #10 and #11 to the middle
island.
4. Modify the on-site traffic flow to one-way with the
ingress at the west and the egress at the east.
5. Convert parking space #9 to an angled parking space and
move this space to the northeast corner to where the
dumpster is shown.
6. Relocate the dumpster to the south side of parking
space #9 and angle opening toward the southwest.
7. The drainage system must be redesigned to provide for
pre-treatment of stormwater runoff in grassy swale or
landscaped areas (see Article X-Parking Lots).

comments should be resubmitted to the Planning Department by
April 12 for review by the TRB on April 19, 1990.
