Site Plan Staff Comments
Please be advised of the Planning Department's comments regarding
the above-referenced preliminary site plan.
'1. All exotics must be removed; Florida Holly (Brazilian
Pepper). Due to the long term completion date of Phase II, it
is recommended that the exotics outside of the construction
'~imits of Phase I remain until Phase II commences.
2. The existing parking lot is required to be."brought up to code.
P.rovide dimensions and layout of the existing lot to enable
staff to determine whether it is a nonconforming lot.
3. The typical parking detail shows wheelstops with an 18 foot
space and raised continuous curb with a 16 foot space.
Eliminate the detail which is not to'be used.
4. Provide a traffic control plan.
5. Provide a lighting plan showing pole locations, height and
embedment detail, energy source, wattage, manufacturer's
specification and photocell activation.
6. Survey is outdated.
7. Specify materials and colors on building elevations.
8. Provide details for all building and freestanding signs;
size, location, height, wording, color, materials, letter size
and style.
9. A sidewalk or bike path is recommended on the south side of
Charter Drive.

We offer the following comments on this project:
1. The 6" gate valve and tee shown as existing is not exist-
ing. Please specify a tapping tee and a 61\ tapping valve.
2. A reduced pressure backflow preventer is required on the
~ interconnect to the existing irrigation system. This is a
serious cross-connection hazard, and must be addressed at
this time.

3. The 611 sanitary service should be lowered to allow suitable
clearance from the bottom of the irrigation ditch. Also
provide cleanouts at 50' intervals.
4. Indicate the water meter location.
