The Palm Beach County Traffic Division has reviewed the traffic study for the proposed
project entitled Boynton Beach Medical Office, pursuant to the Traffic Performance
Standards in Article 12 of the Palm Beach County Land Development Code. This project
is summarized as follows:

Based on our review, the Traffic Division has determined that the proposed project
meets the Traffic Performance Standards of Palm Beach County. No building permits
are to be issued by the City, after the build-out date, specified above. The County traffic
concurrency approval is subject to the Project Aggregation Rules set forth in the Traffic
Performance Standards Ordinance.

Dear Mr. Perez-Azua:
This letter is in response to the above noted reference. You have
requested a waiver from the LDR, Chapter 23, Article II, Section (S)
which delineates the size of a standard loading zone. The standard
reflects a minimum width of 12 feet and length of 35 feet.
Upon review by this office, noting the proposed use of the facility and
specifically that delivery will be made primarily by FEDEX truck or
similar company and not by semi truck, we feel that your request is
justified in this particular case. Therefore we will allow a waiver to
the standard loading zone size and permit the reduced loading zone size
of 12 feet by 22 feet per the proposed site plan.

Dear Mr. Atefi:
Pinder Troutman Consulting, Inc. has been retained to conduct a traffic impact analysis for the
Boynton Beach Medical Office, located on the west side of Federal Highway, approximately one-half
mile south of Boynton Beach Boulevard, in the City of Boynton Beach, as shown on Attachment 1.
The proposed project consists of 2,323 SF of retail, 1,927 SF professional office and 5,495 SF
medical office. The 883 SF common area was distributed evenly among the proposed uses for the
purposes of trip generation. The site is vested with an existing 1,500 SF retail use, which has been in
operation for more than five years. Refer to the Appendix for detailed information. The project
buildout year is 2012. Issues related to driveway location, turn lanes and geometries will be
addressed during final design. The Parcel Control Number is 08-43-45-28-00-000-5020.
The trip generation analysis is provided on Attachments 2A and 2B for Daily, AM peak hour and PM
peak hour, respectively. The project generates a net increase of 133 daily trips, 20 AM peak hour
trips and 29 PM peak hour trips.
The proposed project is located in the City of Boynton Beach Transportation Concurrency Exception
Area (TCEA). Based on Table TE-5 of the Transportation Element of the Palm Beach County
Comprehensive Plan, the project is exempt from concurrency and a traffic study is not required.
For the purposes of site access, driveway volume projections have been provided on Attachment 3.
Based on the projected volumes, no additional turn lanes are recommended.
