SHe Plan nme Extension
Dear Mike:
This letter is to request a one year time extension for the site plan approval for the Boynton Beach
Lofts project. This project was originally approved on April 19, 2005 and received a one year
extension which expires on April 19, 2007. As you have experienced with other projects, this
development has been delayed by the down turn in the residential market. In addition, since the
prior extension, the developer has been working with the CRA in coming up with plan modifications
that are intended to make the project more economically feasible to build and sell. Attached for
your reference is a listing of activity and expense through the year that incurred for the project.
As much as our Client would like to proceed with the project, it needs to occur with economic
viability. This extension will allow the developer to continue working with the CRA and evaluating
the project and, if necessary, return to the City for modifications to the plans.
We appreciate your understanding of this request. Enclosed is a check for the $500.00 processing
fee. Should you need any additional information, please call.

What we have done since our site plan approval:
Full working drawings including all civil, landscape, architectural, lighting,
mechanical, electrical and plumbing.
Demolition of the existing motel structure.
Root pruned 4 large oak tress for relocation on site.
Geological surveys
Project specific web site for marketing
Marketing packages
County civil permits.
Funds spent to date for the above excluding mortgage, insurance, taxes and land cost:
$729,716.00.
Items completed after last years extension:
Complete working drawings for project
Marketing and sales for project including marketing packages and sales staff.
Project dedicated website
Root pruning of oaks.
County civil permits
Reason: Project was held up because of the lack of sales due to market conditions.
Currently we are currently working with the Planning & Zoning! CRA staff to make
changes to the project to incorporate a Work Force Housing component into the project.
