Dear Mr. Mankoff:
In response to your request dated July II, 2007 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
. Modification of Guardhouse, dumpster, wall and signage (as
depicted on the attached plan) .
. Fayade improvements to existing rental unit buildings (as
depicted on the attached plan) .
. Addition of storage area at clubhouse, as well as, sidewalk and
fayade improvements (as depicted on the attached plan) .
Please be informed that the proposed changes on the revised
date stamped 7/11/07 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review.

the east side of the development. Discussions with the Solid Waste
Manager show that sufficient capacity exists in the compactor to
adequately handle the waste stream generated at the current pickup
frequency. Additionally, any increases in density to the
development could use the existing compactor at an increased
frequency of pickup (eg: two times per week vs. the current pickup
of one time per week) without adding other dumpsters or compactors
to the development. The developer should be advised that there
will be additional costs to the development by the addition of the
dumpster, while there would be no increase in cost to increase
pickup of the compactor to twice weekly.

2. If the dumpster is to be left in it will need to be relocated
slightly to the north to allow the truck to make a straight
approach for pickup. Solid waste trucks need a minimum turning
radius of 60 ft. to approach dumpsters and a minimum backing
clearance of 60 ft. (measured from the front edge of the dumpster
pad.) (LDR, Chapter 2, Section 11.J.2.b.)

The above referenced Site Plans, received on 7/11/07, was reviewed for Public Works, Engineering, and
Utilities against the requirements outlined in the City of Boynton Beach Code of Ordinances. Following
are our comments with the appropriate Code and Land Development Regulations (LOR) referenced.
The following comments may be addressed by the applicant during permitting. We have no
objections to the proposed plan modification.
PUBLIC WORKS - SOLID WASTE
1. A new dumpster enclosure has been proposed on the west side of the development in addition to the

Dear Mike:
Enclosed are the items you requested with respect to the improvements to the
existing Boynton Bay Development.
1. Four (4) revised signed and sealed sets of the proposed improvements to the
existing buildings, guardhouse/signage/dumpster, and clubroom area along
with three (3) reduced 11 "x17" colored elevations of each; and
2. A check in the amount of One Hundred Fifty Dollars ($150.00) made payable
to the City of Boynton Beach.
As you are aware, this is a separate matter than the additional units being
proposed for the Boynton Bay project, which is going before the Planning and
Development Board on July 24, 2007. The following are the proposed changes to the
existing Boynton Bay project:

1. Add decorative shutter to exterior.
2. Add banding to windows.
3. New hand railing.
4. Decorative metal grill work.
5. Decorative balconies to be added to exterior.

1. New Hardi-plank siding metal gates to be added to dumpster and recycling area.
2. New 4" banding to be added to dumpster enclosure and recycling area.
3. Railing to be added to existing perimeter wall.
4. Piers @ perimeter wall increased to 6' in most areas.
5. New sign wI rustication added to the entry.
6. Up lighting to be added to the site to illuminate perimeter wall. Wall mount fixtures
will also be added. Please refer to signage elevations.
7. New windows and doors added to guardhouse.
8. 5-V crimp metal roof to be added. There will be new pre-engineered wood trusses
at an 8:12 pitch.
9. Outriggers, brackets, light fixtures, 5' high entry gates, fountain, and a rusticated
stucco base added to the guardhouse building.
10. The interior plumbing fixtures and existing countertop of the guardhouse will be
removed and replaced.
Clubhouse
1. New storage area added to clubhouse. The existing structures and the new
storage area will be connected with new exterior columns.
2. 5-V crimp metal roof with be added to the building.
3. New banding, shutters, outriggers, and metal grill work added to the clubhouse
facade.
4. New sidewalk added in certain areas to tie into the existing sidewalk. Please see
Clubhouse plans.
I am confirming with you that this matter can be approved administratively. Mr.
Dan Carter has coordinated the landscaping revisions separately with the City Forester.
The landscaping revisions have been approved. Please contact me upon the approval
of these plans. If you should have any questions or should need any further information,
please let me know.
