Mike & I have reviewed the revised elevations and are satisfied that the most recent changes meet the intent of
the originally approved design. If I could get four (4) sets of full size plans reflecting the changes e-mailed in PDF
form, for both WR 1 & WR 2, I will approve the Minor Mods. Thank you for your assistance. Ed

Dear Ed:
Attached hereto is the following:
. Check for minor mod fee;
. Narrative for changes in unit mix;
. Excel spreadsheet for unit changes;
. Revised site plan and elevations (4 sets signed and sealed);
. Reduced copy of original sets.
As we discussed the market is warranting smaller units at this time. We have adjusted
our unit mix to what we fell is more marketable even though we are losing a significant
amount of square footage. We have tried to keep the original approval in tact,( i.e.
landscaping, etc.) with just changes to the unit mix and footprint. The reason for the
changes now is so the rectified site plan accurately depicts what we are going to build,
with no further changes. We appreciate your support in this matter.
If you require any additional information kindly contact me at 561-391-6570.

RE: Minor Modification ofWR-1& WR-2
Mr. Breese:
This request is in reference to the Boynton Village projects, WR 1 and WR2. These
buildings have been modified somewhat to revise the unit mix without changing the actual
number of units. In addition, the modifications create additional architectural articulation on the
various facades. Note that there have not been additional units added to the previously
approved design; simply put, the owner has moved components of the building around. The
attached plans are being submitted to further clarify these changes to the previously-approved
site submittal plans, as amended by the owner, during the last few months in the development
of the project. We are ready to proceed with the rectified site plan directly following receipt of
this minor modification.
A. WR1, Bovnton Villaae
Although this building remains a six-story structure (with portions dropping to five), the
unit configuration has changed slightly. Most notably, the owner has developed a new
unit type "A2" that features a one bedroom, one and a half bath unit with a den, as a
value-added option to the traditional one bedroom, one bath. To further respond to
current market conditions, the new unit "mix" now offers less of the larger (three
bedroom) units and more of the one and two bedroom variety. Also, note that the
original central parking garage concept remains with the appropriate required and
provided spaces. The ground floor public open spaces remain almost identical with
lush landscaping and easily access for numerous entry points to the building. The
clubhouse component is unchanged.
8. WR2, Bovnton Villaae
Essentially, the same comments from WR1 would apply to these buildings. This
project, however, is a five story undertaking with portions that drop to four. In this
site the parking garage remains unaltered, even with the introduction of the A2 unit.
Again, the genesis of this change is to lessen the number of three-bedroom units and

enhance the number of smaller units; a direct response to the surrounding market
conditions that would make this a successful project for the area.
An updated unit mix and related parking tabular data is also being submitted for
review. Please do not hesitate to contact me with any questions or comments

Dear Mr. Klepper:
Enclosed is the Development Order granted by the City Commission on September 19, 2006. The conditional use/site plan
approval is valid for one year from the date of final approval. In order to maintain vested status, a building permit must be
secured or an extension granted within one year of final site plan approval.
To continue this project through the development process, please revise relevant pages of your approved site plan to
incorporate all conditions of approval as applicable. A copy of the Development Order, including these conditions, must
accompany the submission of the fully amended site plan set. The person managing your permit applications should be made
aware of any additional documents and third party letters listed in the conditions of approval that need to be submitted with
your permit package.
The Building Division is committed to speedy and efficient completion of the building permit process for your project.
However, please note that failure to meet all applicable Development Order conditions in the submitted plan set may produce
unnecessary delays in permit issuance. A thorough review will be conducted by the Plan Review Analyst and if the necessary
documentation is not attached and/or the plans are not amended to reflect all of the approval conditions, the plans will be
returned to the applicant for correction and re-submittal before the permit is further processed. Feel free to contact any TRC
member for additional clarification of comments.
Important: If you plan to introduce any changes to your approved site plan beyond those required by conditions of app,"dval.
please contact our stafffor a review before submitting a permit package to the Building Division.
A copy of tile complete Development Order and Amended Site Plans reflecting tile <tConditioll!~ of Approval" must be
submitted to tile Building Department along witll theftrst permit request to avoid any delays in tile processing of your
permit.
Should you have any questions regarding this matter, please feel free to contact this office at (56]) 742-6260.
