Thank you for forwarding the proposed revisions to the Total Wine elevations. We have a few
questions/comments. With the re-arranged fixture plan, are the restrooms still in the northeast corner of the store?
If not, we would like the window graphics to disappear and go back to vision glass at this corner, both on
mainstreet and on the east facade. Secondly, we do not favor the blank wall section north of the of the new entry
point. Again, with trying to encourage foot traffic to come off of mainstreet, via window shopping or things of visual
interest, this blank wall is detrimental to that effort. As you might guess, our preference is to create more vision
glass in this blank wall space. Short of that, we prefer the approved entry location over what has been submitted

Recent discussions with representatives from Total Wine have involved a tenant driven request to
rearrange the interior layout of their store, and the corresponding repercussions to the exterior elevations.
As a result of this proposed change to the interior, the current layout of the east elevation would have to be
modified; no other elevations would be affected. To summarize, the proposed modification to the east
elevation involves shifting the entry feature southward, and rearranging the remaining features, please see
attached color rendering. The overall appearance remains very similar to the east elevation as recently
approved through the minor modification process, i.e. same number and size of bays of vision glass, glass
w/ graphics, EIFS, etc. but just in a different arrangement. Before going too far into this discussion with the
tenant, we wanted to present this change to Staff. This tenant request comes at a crucial time, as we have
recently received Building Permit and are ready to commence construction, but cannot get very far until it is
determined if this proposed change will eventually receive Staff approval, and the process we must go
through to receive it. Please expect a call from Richard / myself to discuss today or most likely tomorrow to
discuss, please advise on a preferred time.

Here is the revised Totalwine elevation, I have recapped the decisions below, Let me know your thoughts,
1 - Keep the vision glass with openings in the tilt panel at the center architectural element - add some type of
weather protection - tenant wants a wainscot at the 3-4' level to place low shelves against. (this is a new item that
came up today)
2 - add vision glass with graphics across the entire North wall on either side of the Arch element. The tilt panel will
NOT have an opening in it at this level as the store shelves have a solid backing and no light will get in the store
3 - Add vision glass under all the awnings (except the book ends) with openings in the tilt panel.
4 - the bookend will have spandrel glass under the awning as this is above the ceiling in the toilets,

Ed and Richard - based on our conversations yesterday regarding the re-design of LNT here is what we are
proposing, I have re-capped our comments below:
NORTH WALL
1 - Add 3-display windows in lieu of spandrel glass on either side of the center Architectural element. These
display windows would be approx, 2' deep and accessed from the exterior of the building, They will have a roof
and vision glass, (lights will be added to the interior of the display), There will be a solid tilt-up panel behind the
displays,
2 - Add 3-display windows under the central Arch element. ED - we looked at this and were not able to add the
displays in this location due to the free standing columns in the middle, If we bump a display out, we have no way
of accessing it from the side, We opted to leave the spandrel in this location in hope that you can understand the
dilemma,
3 - Deleted the two arbors in lieu of the display windows
4 - Removed the "hat" from the central Arch element.
5 - We opted not to show an awning over the display windows but instead provided an overhang/roof,

Here is the comparison. This is based on the color elevation that was originally submitted
to the city prior to LNT comments and subsequent elevation changes (for lease signing). My
assumption is the city never saw the revised elevations.
North Elevation:
CD's: 1 - the gable was removed from the top of the Architectural element and the
detailing was simplified
2 - Red tile background for the sign was added to the Architectural Element
3 - The diagonal joints in the EIFS on the side wall of the entrance gable were
deleted (shown the background)
4 - six panels of spandrel glass were removed and replaced with textured paint
(either side of arch element)
5 - the three panels of spandrel glass were removed from the architectural element
and replaced with textured paint
6 - the depth of the entrance gable metal roof (in the background) was reduced
East Elevation: (this is the rear elevation that was covered with lots of trees) CD's 1-
added pilaster detailing across the entire rear fa9ade
2 - deleted the roof of the gable for the side arch element on the North elevation
- see note #1 (North Elevation)
3 - deleted the detailing for the back of the gable on the West fa9ade since it
won't be seen due to depth of bldg
West Elevation:
1
CD's 1 - deleted the vent in the gable
2 - added the red tile background for the LNT sign area and deleted the diagonal
score joints in the EIFS
3 - deleted one column within the gable structure (LNT wanted more storefront
visible)
South Elevation:
CD's 1 - two bays of arbor were added (continuous arbor instead of two separate arbors)
2 - loading dock area and dumpster are now shown on this side
