This submission is in conjunction with Minor Mod 07-007, which includes Buildings E, F, G, I,
and J/K at Boynton Village. Please see the attached rendering of Building JIK, which has been
revised since previous submission to reflect discussion that took place via conference call on
1211/06 between Sembler, members ofP&Z staff, and Piper/O'Brien/Herr architects. See below
for specific revisions that have been made to the attached rendering.
The rendering currently in the possession of Staff was unclear, specifically in the area of
the colonnade, which has been corrected.
As a general revision made to all elevations, the interior ceiling height was raised as high
as possible in order to achieve full height vision glass at the first floor storefronts. As
shown on the attached rendering, all first floor storefront is vision glass.

The following is a narrative of the revisions to the exterior elevations of Buildings E, F, G and 1,
located in the Boynton Town Center / Boynton Village. These revisions reflect discussions that
took place during a conference call between Sembler, Piper / O'Brien / Herr Architects and
members ofP&Z Staff on 1211/06. Rendered elevations of the subject buildings are enclosed
with this submittal and correspond to this narrative.
Bldg E (Total Wine):
. North Elevation: No change from previous submission
. South Elevation: No change from previous submission
. East elevation: Moving north to south along the entry feature on the east elevation, the
first (2) bays will contain graphic displays. The next bay will be vision glass, although it
looks into janitor closet and will most likely have blinds. The first bay immediately south
of the entry feature will be vision glass, next bay is the exit door, and last bay will again
be graphic display. The second tier of openings will contain vision glass in the (2) bays
immediately South of the main entry feature.
. West Elevation: No change no change from previous submission
Building F (Shoe Carnival):
. North elevation: First level of windows will contain vision glass in (6) of(10) bays. In
bays that cannot be vision glass, clear spandrel with lifestyle graphics will be used.
Second level will be vision glass as high as interior ceiling will allow. Underneath
awnings is EIFS, and spandrel will be used over flat canopy at main entry feature.
. South elevation: (4) bays at west end will be vision glass, as high as interior ceiling will
allow. Remaining bays will be EIFS / Stucco.
. East elevation: A raised feature has been added at center of this elevation, and display
windows and decorative features have been added per ongoing discussion with Staff.
Center display windows match elevation of display windows flanking center section.
Above center display windows, use another pane similar to those used in flanking
displays has been utilized; above this and behind awning will be EIFS.

. South elevation: No change on first level from previous submission. Second level, see
general note.
. East elevation: see general note.
. West Elevation: On first level, vision glass has been extended as high as interior ceilings
will allow. Under awnings, material will be EIFS. Second level, see general note.

Staff has reviewed the revisions to the above-mentioned project, and as a result of our review, the
following comments and questions are being forwarded to you for your review and response:
Buildioe G - North Elevation: Staff would prefer to see vision glass above the storefronts,
ceilings should be raised to accommodate the vision glass.
South Elevation: Utilize the same window treatments depicted on the north
fa<;ade (front) on the south fa<;ade (rear).
- East Elevation: Continue vision glass storefront two (2) more bays to
encompass the glass door and place the same awnings depicted on the west
elevation over the total of four (4) glass storefronts.
Buildioe I - North Elevation: Remove all spandrel glass from the first floor. On the second
floor, staff would prefer to see vision glass, with plantation shutters on the interior
and lit from behind, to provide a sense of truly occupied interior space.
- West Elevation: Staff would prefer to see vision glass on the second floor, with
plantation shutters on the interior and lit from behind, to provide a sense of truly
occupied interior space.
- South Elevation: Replace windows and shutters on second floor, as originally
approved.
East Elevation: Continue use of window coverings along this fa<;ade.
Buildioe J/K - North Elevation: With the removal ofthe colonnade, the fa<;ade should mimic
that of the Joseph A. Banks fa<;ade, where the colonnade was removed.
- West Elevation: With the removal of the colonnade, the fa<;ade should mimic
that of the Joseph A. Banks fa<;ade, where the colonnade was removed.
Additionally, the arched glass areas should be designed to match that of Total
Wine and staff would prefer to see vision glass on the second floor, with
plantation shutters on the interior and lit from behind, to provide a sense of
truly occupied interior space. Also, remove any spandrel glass from the first
floor.

Overview of discussion with city, Friday Dec 1, 10:30am:
BEST BUY entry feature signage: deadline: back into city for informal approval by
City stated that the triangle feature at top of entry feature does not count as sign band. POH to investige
and determine actual height needed to achieve 80% ratio of actual sign area to sign band area, and also
come up with structural detail for issuance to contractor. Sembler to submit elevation to city for informal
approval, then will require permit modification.
MINOR MODS:
GENERAL COMMENT
- POH to investigate maximum ceiling heights in all tenant spaces, and carry vision glass to this height on ALL
elevations where applicable. Above vision glass will be spandrel glass. Sembler to present spandrel samples
and pictures to staff for approval. This type of spandrel will be consistently used throughout development.
Bldg E (Total Wine) deadline: informally back to city on Dec 4. Formally back to city by 12/6
East elevation: There are (6) bays in question, which flank the main entry feature. Moving north to south
along the east elevation, the first (2) bays will contain graphic displays. The next bay will be vision glass,
although it looks into janitor closet and will most likely have blinds. The first bay immediately south of the
entry feature will be vision glass, next bay is the exit door, and last bay will again be graphic display. The
second tier of openings will contain vision glass where possible.
Bldg G: deadline: rendering back into city by 12/6
North elevation: see general comment.
South elevation: POH to add flat canopies in areas to mirror North elevation.
East elevation: Vision glass in (4) bays at north end of building. Carry vision glass as high as ceiling
height will allow.
Bldg I: Deadline: rendering back into city by 12/6
North & West Elevation: first floor, see general comment. Second floor, vision glass and backlight not
feasible, potentially use spandrel that is mutually decided upon between staff and Sembler, POH.
South: no change to current elevations
Bldg J/K: Deadline: rendering back into staff by 12/11
GENERAL NOTE: the rendering currently in the possession of staff is not clear, maybe due to bad print
job. Rendering contains a few areas the need clarified, such as colonnade, which is to remain. POH to
apply general note regarding first floor vision glass and ceiling height. Rendering will be resubmitted and
discussed with staff to clarify material types.
SHOE CARN IV AL: Deadline: rendered elevation to staff for informal approval on 12/4
East elevation: Center display windows to be raised to match elevation of display windows flanking
center section. Wainscoat elevation to be consistent across this elevation. Above center display
windows, use another pane similar to those used in flanking displays. Above the will be EIFS underneath
awnings.
North elevation: no change
LNT: Deadline: back into city for informal approval by 12/6
North elevation: Sembler to investigate staff option regarding use of artwork.
West Elevation: POH to add trim back on to entry feature where applicable i.e. will not block pedestrian
traffic under and around entry feature. Other than this, must mirror commission approved elevation.
