Dear Mr. Tazoe:
In response to your request dated-stamped March 12, 2007 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:

Please be informed that the proposed changes on the revised
date stamped 3/13/07 are "minor" as defined within the

Lobster). The landscape plan (Sheet LA-I) depicts sod, hedge and
trees and the civil plans (Sheet C5) shows sidewalk and a handicap
ramp, which do not connect to each other. At time of permitting,
provide corrected civil and landscape plans that do not conflict
and provide for full landscaping of that corner (outside of
walkways and ramps), so that sodding is not required.
2. At time of permitting, provide plans that clearly depict the
provision of handicap ramps as follows:
Handicap ramps for the sidewalks on either side of the southeast
driveway into Outlot 3 (Red Lobster) .
Handicap ramps for the sidewalks on either side of the east end
of the "Right-Out" roadway and at the crosswalk south of this
intersection. The drawings do not seem to indicate the drop in
elevation from the sidewalk to the roadway. This area located
within Outlot 4 (PolIo Campero) also requires additional
landscaping, once again to create a situation where sodding is
not required.

the site plan, the applicant shall re-plat this subdivision
through the City's Engineering Division. A preliminary re-plat
application may be initiated during the review to expedite the
process. This Minor Site Plan Modification approval is subject to
the approval of a re-plat of Boynton Town Center, based upon
changes contained herein. This approval is also subject to the
submittal and approval of Minor Site Plan Modifications for Red
Lobster, PolIo Campero and RBC Centura Bank, as affected by the
changes contained herein.
6. Palm Beach County Health Department permits may be required for
the revisions to the water and sewer systems serving this project
(CODE, Section 26-12) .
7. A building permit for this project shall not be issued until
Engineering/Utilities has approved the plans for the water and/or
sewer improvements required to service this project, in accordance
with the CODE, Section 26-15.
8. The landscape island on Outlot 3 (Red Lobster), located along the
east side of the parking area and containing the handicap ramp,
should be shifted northward to align with the east/west walkway
and crossing leading from the Target parking lot. Then align
internal parking lot crosswalk accordingly.
9. All comments requiring changes and/or corrections to the plans
shall be reflected on all appropriate sheets.
10.Please note that changes or revisions to these plans may generate
additional comments. Acceptance of these plans during the Minor
Site Plan Modification process does not ensure that additional
comments may not be generated at permit review.

The above referenced minor modification site plans, received on 3/15/07, were reviewed for Public
Works, Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances. This modification is required to address changes required by Palm Beach County. It is
proposed to revise a two-way driveway from the property to Congress Ave to a "right-in/right-out"
driveway pair by adding a second, narrower, driveway between Outlots #2 and #3. The original driveway
will be reduced in width from 25-ft. to 15-ft.
We have no objection to the proposed modification(s). The following comments (with the appropriate
Code and Land Development Regulations (LOR) referenced) may be addressed during permitting.
PUBLIC WORKS - SOLID WASTE
No comments at this time.
PUBLIC WORKS - FORESTRY & GROUNDS
1. There is an apparent conflict between the handicap accessible ramp and proposed landscaping in

5. All comments requiring changes and/or corrections to the plans shall be reflected on all appropriate
sheets.
6. Please note that changes or reVISions to these plans may generate additional comments.
Acceptance of these plans during the Technical Advisory' Review Team (TART) process does not
ensure that additional comments may not be generated by the Commission and at permit review.
7. Upon satisfactory approval of the proposed minor modification to the site plan, the applicant shall re-
plat this subdivision through the City's Engineering Division. A preliminary re-plat application may be
initiated during the review to expedite the process.
8. Indicate whether there will be a net change in impervious area as a result of the changes to the site
plan. If the net change in impervious area is 800 sf or greater a revised drainage plan will be
required.
9. Full drainage plans, including drainage calculations, in accordance with the LOR, Chapter 6, Article
IV, Section 5 may be required at the time of permitting.
10. Paving, drainage and site details will not be reviewed for construction acceptability at this time. All

Minor Modification to Rectified Site Plan - Permit No 06-2438
Dear Mr. Breese:
We are submitting the following sets of drawings for Minor Modifications review
under the City of Boynton Beach requirements, due to modifications to the Right-In
/ Right-out driveways connecting to Congress A venue. The changes included in this
Minor Modification submittal are outlined below:

The Right-In / Right-Out driveway just north of Outlot 2 has been modified as
the result of comments from Palm Beach County Land Development Division.
Palm Beach County has advised us that this is an acceptable solution to a
previously disapproved driveway configuration.
The new Right-In driveway is located just north of Outlot 2.
The new Right-Out driveway is located between Outlots 3 and 4. In order to fit
the driveway at this location, Outlot 3 was shifted to the South. The square
footage of Outlot 3 remains unchanged.
In order to allow for the shift of Outlot 3, the Target parcel needed to be
reshaped; however the overall Target parcel square footage remains unchanged.
Please, refer to sheet C3 of the submittal for more information on the areas in
question.
The modifications taking place within the Outlots are part of separate site plan
permits and will be addressed separately. This submittal is only for the Target
parcel in the C3 Zoning district, as previously discussed with Staff.
