As we discussed the market is dictating what we can and cannot sell based on square
footage and size. As you can tell the one bedroom and two bedroom units are selling
great as a result. We have tried to keep the original approval in tact, i.e. landscaping,
etc. with just changes to the unit mix. The reason for the changes now is so the rectified
site plan accurately depicts what we are going to build, with no further changes. We
appreciate your support in this matter.

RE: Minor Modification of WR-1 & WR-2
Mr. Breese:
This request is in reference to the Boynton Village projects, WR1 and WR2. These
buildings have been modified somewhat to revise the unit mix without changing the actual
number of units. In addition, the modifications create additional architectural articulation on the
various facades. Note that there have not been additional units added to the previously
approved design; simply put, the owner has moved components of the building around. The
attached plans are being submitted to further clarify these changes to the previously-approved
site submittal plans, as amended by the owner, during the last few months in the development
of the project. We are ready to proceed with the rectified site plan directly following receipt of
this minor modification.
A. WR 1, Bovnton Villaae
Although this building remains a six-story structure (with portions dropping to five), the
unit configuration has changed slightly. Most notably, the owner has developed a new
unit type "A2" that features a one bedroom, one and a half bath unit with a den, as a
value-added option to the traditional one bedroom, one bath. To further respond to
current market conditions, the new unit "mix" now offers less of the larger (three
bedroom) units and more of the one and two bedroom variety. Also, note that the
original central parking garage concept remains with the appropriate required and
provided spaces. The ground floor public open spaces remain almost identical with
lush landscaping and easily access for numerous entry points to the building. The
clubhouse component is unchanged.
B. WR2. Bovnton Villaae
Essentially, the same comments from WR1 would apply to these buildings. This
project, however, is a five story undertaking with portions that drop to four. In this
site the parking garage remains unaltered, even with the introduction of the A2 unit.
Again, the genesis of this change is to lessen the number of three-bedroom units and

enhance the number of smaller units; a direct response to the surrounding market
conditions that would make this a successful project for the area.
An updated unit mix and related parking tabular data is also being submitted for
