1. A replat will be required in conjunction with the Minor Site Plan Modification request.

2. The following recommendations are made relative to the revised building elevations:
On the front elevation of the 6-unit building (Sheet A-3.l9), the second floor windows
between pop-ups should have a set of shutters installed to create a rhythm in the design.
Shutters added, please refer to revised elevations on sheet A-3.19.
On the rear elevations, the narrow windows on the second floor should have shutters installed,
in an effort to enhance the stark area (Sheets A-3.l5, 3.17 & 3.19).
Please refer to revised elevations on sheets A -3.15, A -3.17, and A -3.19.
On all windows with top molding, there should be a key placed at the center of the molding.
Keys added, please refer to all revised elevations.
Place weather protection/covering over top the lone slider on the two story 4-unit and 6-unit
buildings (Sheets A-3.9, 3.13, 3.15, 3.21, 3.25).

3. Nearly all elevation sheets are labeled in the legend as four-unit buildings. Please correct.
Title block labeling has been corrected; please refer to revised title block on elevation sheets.
4. The site plan cover sheet and Sheet A-O.l reflect the same "Project/Site Data" information as the
originally approved site plan. Based upon the changes depicted in this Minor Site Plan Modification
request, it stands to reason that some of these figures need to be revised. Please correct.
Calculations have been revised and coordinated, please refer to revised Project Site Data on
sheet A-O.l, A-l.O and on structural cover sheet and 1/9 sheet.

Dear Mr. Breese
On behalf of K. Hovnanian Homes, we are please to submit revisions to the landscape
plan for the Cortina project. The following responses are based on your January 25,2007
letter and are specific to the landscape comments. Responses are in bold.
5. Why is there a reduction in the number of canopy trees from 241 to 225? It would
appear as though there is adequate space in many of the locations that these trees
were removed from.
Response: Trees were removed from the common area landscape plan and
transferred to the typical unit landscape plans. The location of the trees remains the
same on the typical unit plans as it did on the common area. Please refer to the
attached Plant List Comparison demonstrating that there was no reduction in
material for the overall project plant quantities.
6. The applicant should show in tabular form the original approved plan landscape
items and the corresponding quantities of each, compared to the species and
quantities of revised planting plan.
Response: Please refer to the attached Plant List Comparison spreadsheet.
7. The Landscape Plans indicate "Lake Littoral And Transitional Planting To Be
Planted By Others". The applicant must include the Lake planting design on the

Response: The lake and littoral areas are outside of the limits of this phase of the
project. The plans and associated calculations are the responsibility of the master

Response: As with the lake planting plans, the lake management plan will be
provided by the master developer as the lake is outside of the Cortina project limits.

The above referenced Minor Modification Plans, received January 8,2007, were reviewed for Public
Works, Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances. This minor modification consists of changes to the townhome building footprints and
configurations. While there were some minor changes to sidewalks in the vicinity of those town homes
that were revised, there were no other changes to paving I grading and drainage. Revisions are listed
as follows:
· 3-story front-load footprints have been revised. All exterior units of each building are 3-story and
interior units are 2-story.
· 3-story rear-load footprints (Units 207-343, 350-355, 362-367, 374-378, 384-387, and 423-458) have
been revised to 2-story with a front fenced courtyard.
· 3-story rear-load footprints (Units 46-49,74-78,85-100, and 143-156) have been revised to 2-story
with a front fenced courtyard (where applicable) and revised from 2-car to 1-car garages. Units 151
and 156 have a side-load "front" door.
· Sidewalks have been revised at the above mentioned areas.
The proposed changes do not appear to have any impact on public services to be provided (i.e.
Fire/Rescue, Water & Sewer, and Solid Waste.)
We have no objection to the proposed minor modification.

Please accept this letter in support of the request for a minor modification to the original site plan approval.
The revisions are as follows:

2. Three story rear load (non live-work) building footprints (units 207 - 343,350 - 355,362 - 367,374
- 378,384 - 387, and 423 - 458) have been revised and are now two story with fenced courtyards in
the front. Some of the end units have the "front" door on the side of the building. These units remain
2 car garage.
3. Three story rear load (non hve-work) building footprints (units 46 - 49, 74 - 78,85 - 100, and 143-
156) have been revised and are now two story with fenced front courtyards where applicable. These
units have been revised to 1 car garage. Units 151 and 156 now have a side load "front" door.
4. Sidewalks have been revised in all of the above mentioned areas.

Dear Ms. Hudson:
The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being fOlwarded to you for your review and response:
1. A replat will be required before the Minor Site Plan Modification can be approved.
2. The following recommendations are made relative to the revised building elevations:
On the front elevation, the second floor window between pop-ups, depicted without
shutters, should have a set of installed to create a rhythm in the design.
The narrow windows on the rear elevation should have shutters installed, in an effort
to enhance the stark area.
The second floor windows on all elevations should have a key placed at the center of
the top molding, like depicted on the first floor.
Enhance the molding around the slider on the front elevation and place weather
protection over top, like at other openings on that building face.
The left side elevation has too much blank wall. Recommend utilization of features
present on other elevations to substantially decrease the blank wall area.
3. Please note that changes or revisions to these plans may generate additional comments.
Acceptance ofthese plans during the minor modification review process does not ensure that
additional comments may not be generated at permit review.
Please submit revised plans reflecting the changes discussed above to continue the review of your
request through the process. Staffwill be happy to meet with you to discuss any of these issues or
any potential plan revisions prior to your resubmittal. Do not hesitate to contact me with any
