Dear Mr. Sanders:
In response to your request dated February 20, 2007 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Addition of two (2) parking spaces and associated landscape
improvements (as depicted on the attached plan) .
Please be informed that the proposed changes on the revised
date stamped 2/21/07 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review.

1. The palm trees proposed for the site shall be either sabal or queen
variety and 12 feet in height at the time of planting.
2. A permit will be required from Palm Beach County for the new
driveway opening.
3. A 25-ft. sight triangle is required at the intersection of SE 1st
St. and SE 23rd Ave. (City Standard P-13.). Indicate, by note on
the Landscape Plan, that within the sight triangles there shall be
an unobstructed cross-visibility at a level between 2.5-ft. and 8-
ft. above the pavement (LDR, Chapter 7.5, Article II, Section
5.H.). The Dwarf Juniper may need to be relocated to meet the sight
triangle requirements.
4. Specify the type mulch to be used; Cypress mulch is not permitted
(LDR, Chapter 7.5, Article II, Section 5.C.8.).
5. On the Site and Civil plans, show and identify all necessary
traffic control devices such as stop bars, stop signs, double
yellow lane separators striping, directional arrows and "Do Not
Enter" signage, etc. See City Standard Drawings "K" Series for
striping details.
6. Drainage plans, including drainage calculations, in accordance with
the LDR, Chapter 6, Article IV, Section 5 will be required at the
time of permitting. Drainage plans will be required where the net
increase in impervious area is greater than 800 s.f.

7. All plans submitted for specific permits shall meet the City's Code

lighting, landscaping and irrigation. Permits required from other
permitting agencies such as Florida Department of Transportation
(FDOT), South Florida Water Management District (SFWMD), Lake Worth
Drainage District (LWDD), Florida Department of Environmental
Protection (FDEP), Palm Beach County Health Department (PBCHD),
Palm Beach County Engineering Department (PBCED), Palm Beach County
Department of Environmental Resource Management (PBCDERM) and any
others, shall be included with the permit request.
8. All comments requiring changes and/or corrections to the plans
shall be reflected on all appropriate sheets.
9. Acceptance of these plans during the Minor Site Plan Modification
process does not ensure that additional comments may not be
generated during permit review.

The above referenced minor modification site plan, received on March 5, 2007, was reviewed for Public
Works, Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances. We have no objection to the proposed site changes.
Following are comments that may be handled by the applicant at the time of permitting (with the
appropriate Code and Land Development Regulations (LDR) referenced):
