McCarley,
Thanks for meeting today to review your Minor Site Plan Modification. Per our discussion,
the following is a list of outstanding items for further discussion:
1. The City would prefer to see the arched windows with all vision glass. This is a common
request of applicants. If this is not feasible explain why, and provide comparable
features that provide interest, not just scored eifs.
2. The City would prefer to retain the decorative panels from the original approval in any
areas you do not plan balconies.
3. What is the depth of the false front/parapet at the corner of the buildings (corner of
Federal & Woolbright). It would to be shallow, which would allow views behind rather than
providing the massing the corner of such an important intersection deserves. The City
would prefer that which was originally approved. If this is not feasible explain why, and
explore something with greater massing/character.
4. Please provide revised color elevations based upon the facade modifications.
5. The City would prefer to see the outlookers, originally approved, reinstated in the
revised elevations.

various options.

Dear Mr. Breese
In response to your comments from the original submittal for the minor site plan modification on
building permit number 07-1032, we are submitting this letter to outline how your comments
were addressed:
. The arched top windows at the living areas are glass with a solid panel between them and
the sliding glass doors below. The solid panels are required to meet wind load
requirements
. The decorative panels have been added
. The parapet at Bldg C has been changed to a full roofed over element providing a more
prominent view at the comer of Woolbright and US-l
. Trim brackets similar to the original design have been added back at appropriate
locations
Enclosed, please find the revised residential over retail elevations which address your comments.
Also enclosed are your emailed comments from the previous submittal.

McCarley,
Thanks for meeting today to review your Minor Site Plan Modification. Per our discussion,
the following is a list of outstanding items for further discussion:
1. The City would prefer to see the arched windows with all vision glass. This is a common
request of applicants. If this is not feasible explain why, and provide comparable
features that provide interest, not just scored eifs.
2. The City would prefer to retain the decorative panels from the original approval in any
areas you do not plan balconies.
3. What is the depth of the false front/parapet at the corner of the buildings (corner of
Federal & Woolbright). It would to be shallow, which would allow views behind rather than
providing the massing the corner of such an important intersection deserves. The City
would prefer that which was originally approved. If this is not feasible explain why, and
explore something with greater massing/character.
4. Please provide revised color elevations based upon the facade modifications.
5. The City would prefer to see the outlookers, originally approved, reinstated in the
revised elevations.
Please let me know if you have any questions regarding the above, or just want to discuss
various options.

Dear Mr. Breese
In response to Karen Main's comment on building permit number 07-1032 in regards to the
change in the elevations of the residential over retail buildings, we are submitting this letter to
request a Minor Site Plan Modification to approve the change. Outlined below are the changes
that were made to the elevations:
· Provided additional articulation of the facade by varying window treatments and band
treatments
· Varied roof lines to add more character and to align with floor plan arrangements
· Added elements reflective of the other buildings on the site for a complimentary design
scheme
· Changed roof line to accommodate the placement of alc condensing units on the roofs of
the buildings
We feel that the changes made to the elevations benefit the overall aesthetic of the project, and
that these changes are a vast improvement over what was submitted during the site plan approval
process. In addition, some of these changes were unavoidable because of design issues
encountered in taking these drawings from the concept stage to full construction documents.
