The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being forwarded to you for your review and response:
~ On Sheet Al.1, under "Site Data", the water bodies square footage calculation does not
match the Lake calculation (2.99 acres -vs- 3.03 acres).
~ On Sheet Al.1, under "Site Data", the ridge line of the roof is indicated at 28'- 4", while
D certain building elevations depict a height of28'- 8".
\JI The Conditions of Approval (COA) attached to the original Development Order states "Staff
recommends increasing the number of poles and reducing lighting intensity to provide
overall lighting levels closer to I-foot candle average. Most ofthe site is well in excess of
the 1-foot candle required, with "hot spots" of to-foot candles plus in the immediate
vicinity of proposed light pole locations". Since this comment from the original approval
has not yet been complied with, please address it in this submittal, and ensure that adequate
./ shielding is provided so that no light spillage onto adjacent residential properties occurs.

should show the individual species of trees proposed to remain in place, be relocated
throughout the site, or removed / replaced on site. All desirable species of existing trees
must be relocated rather than removed if the trees are in good health. These trees should be
shown by a separate symbol on the landscape plan sheets L1- L3. [Environmental
~egulations, Chapter 7.5, Article I Sec. 7.D.p. 2.].
~. Regarding the Lake Plantings:
The applicant must indicate the total perimeter of the newly configured lake and a
minimum of 50% calculation of the lake edge planted with littoral vegetation.
The applicant must replace the sod along the lake perimeter with littoral plantings
and mulch.
The applicant should indicate on the plan by symbol which of the upland trees and
vegetation are to be included in the Lake Management Plan document.
The applicant must provide a copy of the Lake Management Plan (document) to
be included with the Homeowner Association documents and the re-plat of the

A time zero and quarterly monitoring report for two years is required of the
developer.

The above referenced Minor Modification Plans, received on January 24,2007, were reviewed for Public
Works, Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances. This minor modification consists of addition of garages to the townhouse units, removal of
parking areas, and changes to perimeter sidewalks.
As the proposed changes do not impact placement of utilities, do not significantly impact gross
impermeable area and do not otherwise affect other Solid Waste, Traffic, Forestry & Grounds,
Engineering and Utility features we have no objection to the proposed modification. Please contact me if

Dear Mr. Rumpf,
Per our meeting I have submitted on behalf of my client the revised Site Plan, Building
Elevations, and Landscape Plan. The Building Plan changed due to the addition of a
garage on each unit with the corresponding elevation changes and as well as the addition
of two feet to each unit in width and eight inches in depth.
The Site Plan reflects the deletion of all the street parking and indicates drives with
parking spaces in front of the garage along with all corresponding Landscape Plan
reV1SlOns.
As you are aware, we have deleted trash enclosures and opted for trashcans, which will
be stored in garages until the day of pick-up.
Additionally, the buildings have been adjusted on the Plan and maintain the setbacks as
discussed.
