Dear Ms. Hudson:
In response to your request dated November 6, 2006, as amended on
December 19, 2006 and January 9, 2007 for the administrative review
and approval of the modifications proposed to the above-referenced
approved site plan, depicting the following:
. Modification of Buildings 8 & 9 (as depicted on the attached
plan) .
. Modification of pavered access to individual units (as depicted
on the attached plan) .
Please be informed that the proposed changes on the revised plan
date stamped 1/09/07 are "minor" as defined within the Land
Development Regulations, Chapter 4 Si te Plan Review. This
project may continue to be processed by the Building Division as a
permit application, subject to the following conditions:
1. These proposed amendments are approved subject to the City approval
of the Vistabella re-plat currently under consideration.
Be advised that the proposed changes may require a modification to

In response to your comments emailed to Melissa Hudson on December 21, 2006, we offer you the following:
1. Comment: Building 9. Make sure that the Keystones are placed on every window on every
elevation. This will hold for Building 8 as well.
Response: Refer to revised elevation sheets A7, AS, A9 and AIO.
2. Comment: Treat the right side elevation the same as you did the left side for Building 9, to lessen
the blank wall effect.
Response: Refer to revised elevation sheet AIO.
3. Comment: Place shutters on the fIrst windows on either side of the center pop-up on the front
elevation.
Response: Refer to revised elevation sheet AS.
4. Comment: Where is the second parking space for the unit with the one car garage?
Response: The second parking space shall be a designated parallel parking space located
closest to the unit. The space has been designated on the Site Plan.
5. Comment: Add some landscaping along the east side, either along the parallel parking spaces or
east side of the sidewalk.
Response: Additional shrub planting has been added in these areas. Refer to sheet LP3 of 10
as prepared by Cotleur & Hearing.
6. Comment: Why is the landscaping palette changing? Staff prefers the canopy trees originally
approved in the landscape islands between ~arage driveways. What brought about the change to Palms?
Response: The use of canopy trees is maintained in the larger landscape islands and their
locations are referenced on the overall landscape plan rather than the typical unit plan. Refer to sheet
LP3 of 10 as prepared by Cotleur & Hearing. Palms are utilized in the smaller island where there
insufficient planting space for a shade tree. Refer to 5 unit front load typical unit plan on Typical Unit
Landscape plan sheet 2 of 2 as prepared by Cotleur & Hearing.

For the most part it looks good! Only one remaining comment on Bldg. 9, which is to make sure that the keys are
place on every window on every elevation. This will hold for Bldg. 8 as well.

to both buildings. In addition, any comments made by the City in regards to
the November 7th submittal have been addressed.

The above referenced Site Plans, received on November 14, 2006, was reviewed for Public Works,
Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances for only those items listed as being modified on this submittal. Revisions are listed as
follows:
· Driveways and sidewalks at the front of each front load townhouse has been modified and shown as
pavers. This revision's primary purpose is to clarify the limits of the pavers.
· Buildings 41 through 45 have been modified from 3-story to 2-story and the depth of the units has
increased by 5-ft.
· Monument signs have been added at the two entrances into the subdivision.
At this time we have no comments and therefore no objection to the requested minor modification.
