Dear Mr. Klepper:
In response to your request dated March 27, 2007 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Modification to Building J & L to accommodate a phasing in of
Building J and the parking structure (as depicted on the
attached plan) .
· Modification to Buildings J & L in the unit mix of dwelling
units (as depicted on the attached plan) .
· Minor adjustments to the landscape plan, with no overall
reduction in plant material quantities (as depicted on the
attached plan) .
Please be informed that the proposed changes on the revised
date stamped 4/5/07 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review.

(561-742-6200) regarding the storage and handling of refuse per the
CODE, Section 10-26 (a).
2. Although not required, Staff strongly encourages space be provided
for bulk trash and recycling for the residential portion(s) of the
project.
3. On the permit plans, add a "Service Vehicles Only" at the entrance
to the loading and solid waste pickup area on the east side of
Building "I", on the south side of Building "K", and on the south
side of Building "L".
4. On the permit plans, widen the planting area in front of the
generator/transformer wall on the east elevation of Building "L" in
Phase A and add Palms, Ligustrum trees and Clusia trees to provide
screening of the blank wall.

5. On the permit plans, depict alternating Orange and White Geiger
trees in the landscape islands of the parking field between
Buildings "K" & "I" as previously approved and in the new parking
field east of Building "L" in Phase A.
6. On the permit plans, depict the planting of additional eight (8)
foot tall Ligustrum trees in the Phase C plan along the east and
south side of the Building "J" to provide greater variation in
height within the landscape scheme.
7. On the permit plans, ensure all hedge materials are a minimum of
24" tall, with 24" spread, planted no further than 24" on center.
8. All comments requiring changes and/or corrections to the plans
shall be reflected on all appropriate sheets.
9.Please note that changes or revisions to these plans may generate
additional comments. Acceptance of these plans during the minor
site plan modification process does not ensure that additional
comments may not be generated at permit review.
Be advised that the proposed changes may require a modification to

Dear Mr. Breese,
Our office is in receipt of your comments regarding the Minor Modification submittal for
Renaissance Commons Phase VI. We would like to offer the following responses to your
landscape concerns.
1) In Phase A of development, the area behind Building L will contain enhanced screening
around the generator and transformer wall. The width of this planting area has been increased
to over 8' and will provide the ability to plant tall palms such as Washintonia and Coconuts to
screen higher up along the wall as well as 6-8' Ligustrum and Clusia to provided screening
along the middle of the wall. Under-planting of shrub and hedge material will remain.
Landscape planting will be designed in such a manner 50 as not block to ventilation from the
generator equipment.
2) Orange and White Geigers will be planted in the central islands in the parking field between
Buildings K and I per the previous Conditions of Approval.
3) In Phase C of development, additional Ligustrum will be provided along the south and east
elevations of the residential buildings. These will be 8' overall and will be placed primarily
between the sabal palm cluster to provide a mid-level planting between the tall palms and the
low shrub and groundcover planting. Approximately 8-10 Ligustrums will be added in these
areas.

The above referenced Site Plans, received on 4/10/07, was reviewed for Public Works, Engineering, and
Utilities against the requirements outlined in the City of Boynton Beach Code of Ordinances. Following
are our comments with the appropriate Code and Land Development Regulations (LDR) referenced.
PUBLIC WORKS - SOLID WASTE
1. Prior to permit application contact the Public Works Department (561-742-6200) regarding the
storage and handling of refuse per the CODE, Section 10-26 (a).
2. Solid waste storage (trash room) not found for Building "J".
3. Only one trash room is proposed for Building "K", which contains a market. Is there adequate
storage to accommodate waste generated by the market?
4. Although not required Staff strongly encourages space be provided for bulk trash and recycling for
the residential portion(s) of the project.
PUBLIC WORKS - FORESTRY & GROUNDS
No comments at this time.
PUBLIC WORKS - TRAFFIC

8. Please provide a timeline that clearly illustrates when water and sewer services will be required to
serve the proposed project. Your starting date for the timeline should be the date of City Commission
approval. Also provide milestone dates for permit application, the start of construction, and the setting
of the first water meter. This timeline will be used to determine the adequacy of water and
wastewater treatment capacity for your project upon the project's completion, so please be as
accurate as possible.

Re: Phase VI Renaissance Commons
Dear Ed:
Pursuant to our numerous meetings regarding Phase VI, we are ready to unveil the final
presentation for our minor modifications, We have incorporated all of your staffs'
recommendations for screening and articulation which exceeds the original approved design.
As you remember, in an effort to complete Renaissance Commons we needed to make these
market driven changes,
Included in this package we have numerous things to identify changes efficiently. Essentially
what has happened is that we re-designed Building L in order to create a leasable residential unit,
as well as increase the retail offering, as we discussed, in earlier meetings. Building J was
consolidated architecturally and dropped to five (5) stories increasing the number of one (1)
bedroom units to meet the demands of the market. I am happy to say we have increased usable
open space as well as and landscaping elements to screen the garages and create a more
functional, aesthetically pleasing development, and more importantly, this will enable us to finish.
As you will note, we broke Buildings J and L into phases so we can begin construction
immediately.
Also included in this package are the following:
. Enumeration of Documents of Plan sheets
. Revised, Final Paint Colors - Building L
. Revised plans and elevations (In CAD)
· Revised, consolidated site parking chart and plan with sheets backing up
unit, density and square footage changes.
· Check in the amount of $150.00 to process the minor modifications.

We have enclosed a comprehensive parking chart as attached to the drawings and this shall
meet all the previous requirements. For your convenience, we have enclosed a list (enumeration)
of the drawings attached to your minor modification approval letter.
As we discussed, per your request, once this minor modification is complete we will be pursing a
building permit immediately. In addition, this is consistent with our current DRI.
We have taken great pride and have gone to great lengths to produce what is being presented to
you. We have taken usable open space, hardscape plaza area into serious consideration and we
exceed all of the previous submissions for Phase VI. We look forward to a favorable, prompt
response from the city.
