Dear Mr. DeLuca:
In response to your request dated July 16, 2007 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Reduction in building size and adjustment in location (as
depicted on the attached plan) .
· Modification of the west elevation in compliance with the
conditions of approval (as depicted on the attached plan) .
· Re-orientation of monument sign (as depicted on the attached
plan) .
Please be informed that the proposed changes on the revised
date stamped 7/18/07 are "minor" as defined within the
Development Regulations, Chapter 4 Site Plan Review.

1. Signage will require separate permit application in the
Building Department. The rotation and reduction in the size
of the monument sign, while retaining the style and
components is approved as part of this Minor Modification.
The wall sign on the west elevation appears out-of-scale and
crowding the sign band. At time of permit application, this
should be addressed.
2. Any modification to the landscape plan as a result of these
changes will need to be approved by the City Forester at the
time of permit submittal.
3. The area of future building shall be sodded and irrigated.
4. All previous conditions of approval for the approved site
plan (NWSP 06-001) must be satisfied at time of permit
submittal.

Dear Ed,
Thank you for meeting with me this morning. Just to re-cap our discussion. We agreed that the
monumental sign for Southern Dance was going to be submitted facing perpendicular instead of parallel
to Knuth Rd. The size of the sign will be smaller to clear site lines. Because the style will not be
changing, we agreed that new drawings would not need to be submitted for approval. Please print and
attach this e-mail to the paperwork already submitted for minor modification.
Your help with this matter is greatly appreciated.

Mr. Breese:
We are the architectural firm of record for the above indicated development at the location noted.
Pursuant to our recent phone conversation, the project has undergone numerous changes from
that which was originally approved by the City during the TART review and subsequent City
Hearings. Additionally, the Owner had retained another firm to assist in the TART review and
submittal process and for this reason some of the communications may have been translated
inaccurately during the transfer. The final evolution of the plan includes two minor changes
which have been itemized below:
Modification # 1 :
The final building size and location have been modified by the Owner. The building will now be
constructed with a total building area of 5,441 SF and be located on the west end of the proposed
building pad with a future building pad be located east of the structure. The entire sitel parking
lot area is planned to be constructed as part of this submittal.
Modification #2:
The final west elevation has been modified based on the location on the site. Architectural
colors, detailing and the overall aesthetic has been designed to compliment the previous
approved elevations, inclusive of spandrel glazing being added.
We have include four (4) copies of modified Tl.O, Al.O and A2.0 documents reflecting these
modifications for your review and approval. We have also included a check in the amount of
$150.00 for this re-application. Please feel free to contact me should you have any additional
questions or comments.
