Apparently there are no as-built surveys around that were of any use (that took me a week+ to find out after dealing with the Lender who foreclosed on the property), so I had the engineer send me .PDF's of the pertinent area (another week), and I've just completed doing something that is to scale and will hopefully suffice to satisfy what is being asked. In going through the City ULDC it appeared that the applicable sight tnangles were 10' on the edges from the comer, which I've indicated on the attached. I believe that the sign placement actually meets 15' requirements, but couldn't find a 15' reference in the City code for this situation. I have reviewed the packet with Engineering, and they have some concerns over the locations of a couple of the directory signs. Signs 1 & 2 appear to be fine. Sign 3 may have issues with blocking driver views and proximity to a gravity sewer main and easement. It is requested you provide a final surveyor as-built site drawing, precisely locating the proposed sign and depicting the sight distance triangles, to ensure the sign is not placed in the easement and sight visibility is maintained. Sign 7 raises the same concern of sight visibility. On the same final surveyor as-built site drawing, precisely locate the sign and depict the sight distance triangles, to ensure sight visibility is maintained where the drive aisles come together. The Minor Site Plan Modification process requires a detailed letter of explanation of what is being requested, which acts as your "application", 4 complete sets of the "new and improved Sign Program", in color and containing all unchanged pages and any new and revised pages, and $500 review fee. As previously indicated Seven Kings Holdings has been appointed by the courts as Receiver for the above referenced property, and I am presuming that you still have that information previously provided on file. As you recall, after reviewing the existing signage with our leasing agent, and subsequently meeting with you and Ms Karen Main on-site, I submitted plans for what we discussed to the POA for approval. They have officially approved our request for the below sign amendments (see attached letter), and we are accordingly making application to the City of Boynton Beach for approval. In summary, we are seeking City approval of the following items: 1. Installation of three new directory signs (locations labeled "1", "3", and "7" on the attached site plan) that are the same (i.e. color, size, etc.) as those already approved as part of the Approved Sign Package. I've also attached a copy of the relevant sign for the POA's ease of reference. 2. A new smaller faced directory sign (location labeled as "2" on the attached site plan) that would be same color and style as the already-approved Diligent developers, managers, and investors in real estate Mr. Ed Breese City of Boynton Beach Paqe 2 of 2 Directory signs, only having the bottom of the sign higher off the ground to account for an existing hedge. The purpose of this request is to allow better visibility from the adjoining roadways (both High Ridge Road and Gateway Blvd). There is no change in the letter style, color, or letter height being requested. Note that the signage shown on the tower elements remains as already approved. I have attached a copy of this revision request which is simply an alteration of page 7 of the already-approved sign package. To further assist in the approval review, I have additionally attached a separate set of collateral material that is intended to illustrate the proposed signage on the existing buildings / site from photos taken within the last several weeks. Note these are for illustration purposes only, and the size of the proposed signage is approximated on the picture.
