DIVISION 1 - GENERAL REQUIREMENTS
SECTION 01010: GENERAL REQUIREMENTS
1.1 DESCRIPTION
A. INDICATIONS ON THE DRAWINGS OR MENTION IN THE SPECIFICATIONS OF ARTICLES,
MATERIALS, OPERATIONS OR METHODS REQUIRE THAT THE CONTRACTOR PROVIDE EACH
ITEM INDICATED OR MENTIONED OF THE QUALITY AND SUBJECT TO THE QUALIFICATIONS
NOTED. PROVIDE ALL LABOR, EQUIPMENT, SERVICES AND INCIDENTALS.
1.2 JOB CONDITIONS
A. THE GENERAL CONTRACTOR AND ALL SUBCONTRACTORS SHALL VISIT THE JOB SITE AND
THOROUGHLY FAMILIARIZE THEMSELVES WITH AS -BUILT CONDITIONS PRIOR TO SUBMITTING
BIDS. REPORT ANY CONFLICTS BETWEEN THE DRAWINGS AND EXISTING CONDITIONS TO
THE ARCHITECT.
B. LOCATIG w OF UTILITIES AND STUB -UPS SHOWN ON THE DRAWINGS ARE BASED UPON THE

APPROVAL OF THE ARCHITECT OR OWNER.
B. ANY AND ALL MODIFICATIONS TO THESE DOCUMENTS MUST BE APPROVED BY THE OWNER
PRIOR TO BEGINNING CONSTRUCTION. ONCE CONSTRUCTION HAS BEGUN, MODIFCATIONS IN
THE FIELD MUST BE APPROVED IN WRITING BY THE OWNER PRIOR TO BEING
INCORPORATED IN THE WORK.
1.4 CODES
A. ALL WORK SHALL BE IN ACCORDANCE WITH REQUIREMENTS OF LOCAL CODES AND ANY
OTHER STATE AND NATIONAL CODES HAVING JURISDICTION. CODE REQUIREMENTS SHALL
SUPERSEDE DRAWINGS AND SPECIFICATIONS.
1.5 PROTECTION
A. THE CONTRACTOR SHALL TAKE OVER AND ASSUME RESPONSIBILITY FOR THE PREMISES
AND SHALL PROVIDE AND MAINTAIN ALL PROTECTIONS REQUIRED BY THE GOVERNING LAWS,
REGULATIONS, AND ORDINANCES. THE CONTRACTOR AND HIS VARIOUS SUB -CONTRACTORS
SHALL BE RESPONSIBLE FOR ANY LOSS OR DAMAGE CAUSED BY THEIR PERSONNEL TO
THE PROPERTY, WORK OR MATERIALS INSTALLED, AND SHALL MAKE GOOD ANY LOSS,
DAMAGE OR INJURY WITHOUT ADDITIONAL COST TO THE LANDLORD AND/OR TENANT.
1.6 TEMPORARY FACILITIES CONTROLS AND TENANT FURNISHED ITEMS
A. PROVIDE TEMPORARY BARRICADES AND OTHER FORMS OF PROTECTION AS REQUIRED TO
PROTECT THE OWNER'S PERSONNEL AND GENERAL PUBLIC OF INJURY DUE TO THE WORK.
B. TEMPORARY TRASH STORAGE AND REMOVAL: THE CONTRACTOR SHALL MAKE PROVISIONS
AND COORDINATE WITH THE LANDLORD'S PROJECT MANAGER TO PROVIDE ARRANGEMENTS
FOR THE STORAGE AND REMOVAL OF CONSTRUCTION DEBRIS AND SHALL PAY COST FOR
SUCH PROVISIONS.
C. TEMPORARY FIRE PROTECTION: THE CONTRACTOR SHALL PROVIDE AND MAINTAIN FIRE
EXTINGUISHERS AND OTHER EQUIPMENT AS NECESSARY FOR PROPER FIRE PROTECTION
DURING CONSTRUCTION.
D. PROTECTION OF WORK IN PLACE: WORK IN PLACE THAT IS SUBJECT TO INJURY
BECAUSE OF OPERATIONS BEING CARRIED ON ADJACENT THERETO SHALL BE COVERED,
BOARDED UP, OR SUBSTANTIALLY ENCLOSED WITH ADEQUATE PROTECTION. ALL FORMS
OF PROTECTION SHALL BE CONSTRUCTED IN A MANNER SUCH THAT, UPON COMPLETION,
THE ENTIRE WORK WILL BE DELIVERED TO THE TENANT IN PROPER, WHOLE AND
UNBLEMISHED CONDITION.
E. MATERIALS: ALL MANUFACTURED ARTICLES, MATERIALS AND EQUIPMENT SHALL BE
APPLIED AS RECOMMENDED BY THE MANUFACTURERS, ALL LIKE MATERIALS USED SHALL
BE NEW AND FREE FROM DEFECTS. ALL LIKE MATERIALS USED SHALL BE OF THE SAME
MANUFACTURER AND QUALITY UNLESS OTHERWISE SPECIFIED.
F. PROVIDE AND MAINTAIN ALL ACCESS ROADS AND PARKING AREAS REQUIRED BY
CONSTRUCTION. CONTROL AND SUPERVISE ALL CONSTRUCTION TRAFFIC. MAINTAIN ROADS
AND PARKING AREAS IN A CLEAN CONDITION. MAINTAIN ACCESS FOR EMERGENCY
VEHICLES AT ALL TIMES. KEEP FIRE HYDRANTS AND WATER CONTROL VALVES FREE FROM
OBSTRUCTION.
G. THE CONTRACTOR SHALL MAINTAIN THE PREMISES IN A CLEAN AND ORDERLY FASHION
DURING THE ENTIRE CONSTRUCTION PERIOD, REMOVING ALL TRASH AND RUBBISH FROM
THE JOB SITE DAILY AND PLACING IN DUMPSTER(S). ALL CONSTRUCTION DEBRIS: -SHALL
BE CONTAINED WITHIN THE DESIGNATED CONSTRUCTION SITE BOUNDARIES.
H. ALL CONSTRUCTION WORK SHALL BE PERFORMED IN A FIRST-CLASS WORKMANLIKE
MANNER AND SHALL BE IN GOOD, USEABLE CONDITION AT THE DATE OF COMPLETION.
CONTRACTOR SHALL REQUIRED ANY PERSONS PERFORMING SUCH WORK TO GUARANTEE
THE SAME TO BE FREE FROM ANY AND ALL DEFECTS IN WORKMANSHIP AND MATERIALS

1.1 MATERIALS

"SONOLASTIC ONE -PART" OR APPROVED EQUAL ONE -PART POLYSULFIDE POLYMER
BASE SEALANT MEETING FED. SPEC. TT -S -00230C, TYPE II, COLOR AS SELECTED.
2• FOR JOINTS 1" WIDE AND LARGER; SONNEBORNE "NP -11", MULTI -PART, NON -SAG
POLYURETHANE RUBBER SEALANT MEETING FED. SPEC. TT -S -00227E, TYPE II, COLOR
AS SELECTED.
A. INTERIOR SEALANT: PECORA "AC -20", SONNEBORNE "SONOLAC" OR APPROVED EQUAL,
ACRYLIC LATEX, GENERAL PURPOSE, GUN GRADE SEALANT.
B. THRESHOLD SEALANT: PROVIDE ONE -PART BUTYL RUBBER POLYMERIC SEALANT MEETING
FED. SPEC. TT -S-001657, COLOR AS SELECTED.
C. PRIMER: SYNTHETIC RESIN SOLUTION RECOMMENDED BY THE SEALANT MANUFACTURER.
D. BACKING MATERIAL: CLOSED -CELL POLYURETHANE OR POLYETHYLENE ROD STOCK AS
RECOMMENDED BY MANUFACTURER OF SEALANT.
1.2 PREPARATION
A. CLEAN OUT JOINTS IMMEDIATELY BEFORE INSTALLING JOINT SEALERS TO COMPLY WITH
RECOMMENDATIONS OF JOINT SEALER MANUFACTURER.
B. JOINTS TO BE CAULKED SHALL BE AT LEAST 1/4" WIDE. CUT OR GRIND JOINT IF
NECESSARY TO MAINTAIN WIDTH.
C. REMOVE ALL FOREIGN MATERIAL FROM JOINTS SUBSTRATES WHICH COULD INTERFERE WITH
ADHESION OF JOINT SEALER, INCLUDING DUST, PAINTS, EXCEPT FOR PERMANENT,
PROTECTIVE COATING TESTED AND APPROVED FOR SEALANT ADHESION AND COMPATIBILITY
BY SEALANT MANUFACTURER; OLD JOINT SEALERS; OIL; GREASE; WATERPROOFING; WATER
REPELLENTS; WATER; SURFACE DIRT AND FROST.
D. IN OPEN JOINTS AND WHERE DETAILED, INSTALL ROD STOCK AS BACKING MATERIAL.
E. WHERE SEALANT IS TO BE APPLIED AGAINST SMOOTH METAL SURFACES, WIPE THESE
SURFACES CLEAN WITH A SUITABLE KETONE SOLVENT IMMEDIATELY PRIOR TO CAULKING.
1.3 APPLICATION
A. PRIME JOINT SUBSTRATE WHERE RECOMMENDED BY JOINT SEALER MANUFACTURER BASED
ON JOINT SEALER -SUBSTRATE TESTS OF PRIOR EXPERIENCE.
B. DEPTH OF SEALANT: SEALANT JOINTS TO BE A DEPTH NO GREATER THAN JOINT WIDTH,
BUT NEVER LESS THAN 1/4" DEEP.
C. APPLY SEALANT WITHIN RECOMMENDED TEMPERATURE RAGE.
D. TOOL JOINTS CONCAVE UNLESS SHOWN OTHERWISE.
E. CAULK THE INSIDE AND OUTSIDE JOINTS ADJACENT TO WALL CONSTRUCTION AROUND THE
PERIMETER OF ALL METAL FRAMES IN EXTERIOR WALLS.
1.4 CLEANING
A. CLEAN OFF EXCESS SEALANTS OR SEALANT SMEARS ADJACENT TO JOINTS WITH CLEANING
MATERIALS APPROVED BY MANUFACTURERS OF JOINT SEALERS AND PRODUCTS IN WHICH
JOINTS OCCUR.
