Noncqaforming Uses and Structures. C. Nonconforming ~LStS. A single family residence and customary accessory buildings may be erected on a single lot, tractor parcel Of [and, n0twithstanding limi- tations imposed bY other provisions of these Regulations if: 1. The erection~of such a single family residence was permissible prior to the adoption of these Regulations; and A. The single lot, tract or parcel of land' was of record or was the snbject of an agreement for deed Sr other instrument of conveyance properly executed prior to ~he effective date of the adoptio~i of these Regulations; or C.
