Secfioh 1: That Section 11. lfC) of Appendix A, ZONING REGULA-
TIONS, of the Codified Ordinances of the City of Boynton Beach, Florida (bein
a portion of Ordinance No. 7~-19), [s hereby amended to read as follows:
"Section i1.1. Noncqaforming Uses and Structures.
C. Nonconforming ~LStS.
A single family residence and customary accessory buildings may be
erected on a single lot, tractor parcel Of [and, n0twithstanding limi-
tations imposed bY other provisions of these Regulations if:
1. The erection~of such a single family residence was permissible
prior to the adoption of these Regulations; and
A. The single lot, tract or parcel of land' was of record or
was the snbject of an agreement for deed Sr other instrument
of conveyance properly executed prior to ~he effective date
of the adoptio~i of these Regulations; or
C. The single.lot, tract or parcel of [and was shown on an
unrecorded m~ap, plat, drawing or survey, which was either
registered with the Department o£ BusineSs Regulation, Divi-
sion of Florida Land Sales, prior to the eifedtive date of the
adoption of this Code or was certifie:d by ~ land surveyor or
engineer duly licensed by the State of FloFida, prior to the
effective date of the adoption of these Regulations; and
3. The single lot, tracl or parcel of [and shal~[ meet?the minimum
properly development reguiations that are generally applicable in
the d~sirict, except, however, the single lot, ~ract or parcel of land
need not meet the minimum lot area and dimeisions, minimum yard
setback requirements, maximum lot coverage and maximum iota[
floor area, ~ut shall conform to the f01[ow~ng ~n~mmum regulations:
